Yareal Builds New Apartments in Służewiec

Construction has begun on Yareal's latest residential project on Postępu Street in Warsaw's Służewiec.

The developer has signed a contract with the general contractor, Fine Tech Construction. The cascading MOKOPOLIS building will feature over 200 apartments, mainly consisting of the highly sought-after two- and three-room units ranging from 35 to 87 sq. m., with loggias and terraces. This is Yareal's first residential project shaped by consultations with neighboring residents and the local government, resulting from the application of the special housing law. Construction will begin this month.

The final design solutions for MOKOPOLIS, adopted after public consultations, include a public square with landscaped greenery and a designated guest parking area. Additionally, Yareal has allocated over 5 million PLN for the modernization of the nearby branch of Primary School No. 191 on 12 Gruszczyńskiego Street and for preparing an expansion concept. As a result of the special housing law, a sustainable and community-building project will be realized on Postępu Street, contributing to the transformation of the Służewiec district’s office-dominated infrastructure towards more resident-friendly solutions.

"We are building a publicly accessible estate in an area dominated by gated communities, which often restrict residents' daily activities. The cascading building, ranging from 4 to 9 stories, will be centered around a large private courtyard garden, completely free of car traffic. The building's varied height allows for the design of attractive terraces on the upper floors, some nearly 100 sq. m. in size. Additionally, at the back of the building, away from the street noise, we will create a fully furnished green area open to everyone, equipped with a playground and garden furniture made from natural materials. This green area will be part of a larger greenery network extending along the neighboring estates towards Bokserska Street," – explains Jacek Zengteler, President of Yareal.

"MOKOPOLIS is another residential project we will complete for Yareal. We know the developer's requirements well, having gathered extensive experience from previous projects, ensuring smooth project execution. This is particularly true regarding adherence to high environmental standards associated with BREEAM green building certification, which is a core value for both Yareal and FineTech Construction," – emphasizes Włodzimierz Bogiel, President of FineTech Construction.

The renowned WWAA studio prepared MOKOPOLIS's architectural design, which directly references the surrounding architecture and the district's industrial heritage. The architects ensured that Yareal's investment would harmonize with the neighboring hotel structure through a facade featuring a gently undulating, repetitive motif of a distinctive light frame, highlighted by the openwork railings of residential loggias.

MOKOPOLIS will feature over 200 high-standard apartments, mainly two- and three-room units, with studio apartments and large family units up to 120 sq. m. also available. All units will have loggias or terraces, and some ground-floor apartments with an above-standard height of 3.25 meters will have private gardens ranging from a few to over 130 sq. m. The ground floor facing Postępu Street will house eight commercial units, including one designed for dining purposes. Residents' cars will be parked in a two-level underground garage with 256 spaces. Following community consultations, a separate guest parking area for 18 cars, with its own stairwell for convenient ground-floor access, was included in the underground part of the building.

By agreement with the district authorities, Yareal will allocate over 5 million PLN for the development and modernization of the nearby branch of Primary School No. 191 on 12 Gruszczyńskiego Street. This investment in the district’s educational infrastructure results from the application of the special housing law. Thanks to these agreements, the school's growing needs can be met in future development projects in the district.

Like all other Yareal development projects, MOKOPOLIS will undergo a thorough audit for sustainable solutions as part of the international BREEAM green certification system. The investment will use low-emission concrete and will be equipped with its own solar power plant, which will provide free energy for the community. The final BREEAM rating of Very Good will be ensured through solutions such as the installation of optional electric vehicle chargers in the parking garage or a system that recovers energy from modern, energy-efficient elevators.

Mural, Neon Signs, and Light Displays in Kamionek

At SOHO by Yareal in Warsaw's Kamionek district, a vibrant mural now adorns the newly constructed passageway.

Expand

At SOHO by Yareal in Warsaw's Kamionek district, a vibrant mural now adorns the newly constructed passageway. In December, the complex will come to life with stylish neon signs, while the lobby of one of the buildings will feature a vintage Osa scooter, a nod to the factory that once operated on the site. Additionally, festive New Year’s light displays have been installed throughout the open-access estate, creating a seasonal atmosphere along the 300-meter linear park. At the same time, nearly 150 families are set to move into Yareal’s flagship residential project.

Yareal has just completed the latest phase of SOHO by Yareal and is now handing over keys to buyers of several newly built apartments and over 130 high-standard residential units. Residents will soon settle into the SPLENDOR and KARDAN buildings, where a new mural decorates the retail passage. Created by artist Zuzanna Wollny—known for her book illustrations, board games, and press artwork—the mural, titled Galimatias, symbolically represents the dynamic growth of Warsaw’s Praga-Południe district and its industrial heritage.

Here, the new rises alongside the old: skyscrapers neighbor historic tenements, old chimneys rise among trees, neon signs reflect the traditions of craftsmen, and the air vibrates with the buzz of an Osa scooter and the howls of a barking dog, set against the sounds of a Praga street band. Galimatias reflects a state of chaos and disorder—a blend of contrasts. However, in my vision, this chaos is tamed by the geometric grid of the city, which may seem chaotic at first but follows its own logic. Observant viewers will also discover a hidden surprise: letters embedded in the mural that spell out a secret message,” – explains the artist.

In December, three neon signs will be installed on the walls of the KARDAN building. These will draw inspiration from Warsaw's iconic Mermaid, the legendary Osa scooter (produced on this site in the late 1950s and early 1960s), and the name of the SOHO estate itself. A vintage Osa scooter will also take pride of place in the lobby of the SPLENDOR building, located on Mińska Street, near the former Warsaw Motorcycle Factory (WFM).

From the outset, our vision for SOHO by Yareal has been to blend tradition with modernity. This balance is expressed through SOHO’s architecture, the linear park that connects the complex, and the unique details scattered throughout—murals, neon signs, fragments of historic walls integrated into the new buildings, and pathways made with reclaimed bricks. Together, these elements create a distinctive atmosphere for both residents and visitors. The diverse retail and service offerings ensure that most everyday needs can be met on-site, while also providing opportunities for leisure and exploration. Completing this next-to-last residential phase has brought us closer to fully revealing the unique character of this place,” – explains Jacek Zengteler, President of Yareal.

SOHO by Yareal is filling up with service outlets designed to enhance the lifestyle of Kamionek residents. The ground floors of the new buildings will house a medical clinic, a veterinary practice, a café, an accounting office, and neighborhood shops. The estate already features a preschool and a playroom, while additional facilities—including a wine bar, a grocery store, and an architectural studio—are in the works. Dozens of units will host new local businesses, including cafés and restaurants, with select spaces featuring outdoor seating areas.

Construction of the final residential phase is also underway. This phase includes two buildings with high-standard apartments and a smaller apartment block adjacent to the linear park. Once completed next year, the residential portion of the complex will take its final shape. SOHO by Yareal remains highly sought-after, thanks to its proximity to Warsaw’s city center and the planned Mińska metro station nearby. The location is further enhanced by its proximity to Kamionkowskie Błonia and Skaryszewski Park—one of Warsaw’s largest parks, featuring the picturesque Kamionkowskie Lake.

SOHO by Yareal has been designed as a modern local hub that combines residential, recreational, gastronomic, and service functions. This integrated approach allows residents to meet most daily needs without leaving the estate. The project has been awarded the prestigious BREEAM Communities certification, affirming its adherence to the highest urban planning standards. Developed in close collaboration with local government and heritage conservators, the project emphasizes its unique character.

The complex also incorporates innovative, eco-friendly solutions such as low-emission concrete and a rainwater retention system that collects water in underground tanks for irrigating over a hectare of greenery across the site. Another standout feature is the community garden, with planters made from recycled textile composites. Residents can grow vegetables, herbs, and ornamental plants, promoting community integration and sustainable living.

ODEA Park – A Hidden Sanctuary Atop a Hill

In the heart of Gdańsk, construction is nearing completion on a unique residential complex of intimate buildings, perched atop a hill with breathtaking views of the Main City skyline, including a stunning perspective of St. Mary’s Church.

Expand

ODEA Park offers a wide range of apartments, from cozy studios to spacious three-, four-, and five-room family homes. This project, located in a quiet, green area across from Wzgórze Focha, is being developed by Yareal, a company well-known for its high-quality developments.

The project is situated at the intersection of the Siedlce, Śródmieście, and Aniołki districts, at Legnicka Street 44–52, near Powstańców Warszawskich Street. ODEA Park’s distinctive atmosphere is a result of its hilltop location and the rejuvenated green surroundings, enhanced with a variety of native plants, shrubs, and trees. The design integrates the buildings seamlessly into the naturally varied terrain, combining aesthetics with functionality. This thoughtful layout enhances privacy by minimizing sightlines between residences, emphasizing the intimate character of the estate. Construction has entered its final phase, with road upgrades on the section of Legnicka Street adjacent to the project also underway.

Overlooking Gdańsk’s historic heart from atop the hill is just one of ODEA Park’s many highlights. The natural contours of the land, where we’ve built five two-story buildings, create a truly intimate, family-friendly atmosphere. The varied elevations allow for an engaging arrangement of spaces around the buildings, resulting in private gardens, terraces, and balconies. This approach fosters harmony with the natural surroundings, highlighting their unique character. Located just over a kilometer from the Main City, ODEA Park offers a peaceful haven for those seeking tranquility, a connection to nature, and an escape from urban noise, all while staying close to essential city amenities,” – says Katarzyna Rauber, Director of Yareal Trójmiasto.

ODEA Park consists of five two-story buildings with underground garages. The architecture features green roofs, solar panels, and subtle façade details, creating a modern enclave that blends seamlessly with the surrounding greenery. Large wooden windows and high ceilings ensure optimal natural light. Select top-floor apartments feature mezzanines, expanding usable space and offering impressive ceiling heights of up to 5–6 meters.

At the center of the estate is a dedicated community building, providing residents with a fully equipped fitness room and a cozy gathering space complete with sofas, a dining table, a piano, and a kitchenette. Recreational areas, a playground, and bike racks with a maintenance station are spread across the 1.5-hectare property, which also includes educational kiosks, a weather station with air quality sensors, butterfly houses, bird boxes, and water feeders. Additional bicycle storage is available in the underground garages, which also house 146 parking spaces and storage units.

The area surrounding ODEA Park continues to grow, with newly opened service outlets and shops nearby. Public transport options, including bus stops and a tram line within a few minutes’ walk, enhance convenience. The natural surroundings and eco-friendly solutions, such as solar panels powering communal areas, green roofs, and rain gardens, have earned ODEA Park two prestigious environmental certifications. It is the first residential development in Poland to receive both a “Very Good” rating in the BREEAM sustainable construction certification and recognition under the ZIELONY DOM system, where it was selected as a pilot project.

Two show apartments will soon be available for viewing: a four-room unit with a garden on the ground floor and a two-room apartment with a mezzanine. The first three buildings are scheduled for completion in the fourth quarter of this year.

MOKOPOLIS – An Open Community in the Heart of Służewiec

Służewiec is one of Warsaw’s most rapidly transforming districts, evolving in its social, functional, and architectural roles with an increasing number of residential projects.

Expand

One such development is MOKOPOLIS, located on Postępu Street. Under a special act on facilitations for housing investments, Yareal is building a sustainable, community-focused complex that will contribute to the ongoing shift from an office-dominated district to a more resident-friendly neighborhood.

MOKOPOLIS is designed as a cascading building, ranging from 4 to 9 floors, with spacious terraces on the upper floors and garden patios for residents on the ground level. The building’s terraced design ensures optimal natural light for both the apartments and a large courtyard garden, which will serve as an accessible, green heart of the complex. The project’s architecture draws from the neighboring buildings and the district’s industrial history.

“The project aims to fill a gap in the built landscape of Postępu Street and Służewiec, creating a cohesive piece of urban fabric that complements the street's frontage. The building, with residential units, ground-floor commercial units, and an open passage leading to green areas within, will enhance the open, urban character of the development and the surrounding area. The project’s unique architecture, with a light, gently undulating concrete frame, references both the neighboring structure and Służewiec’s industrial heritage,” – explains WWAA studio architect Mateusz Świętorzecki.

“Our goal was to complement the area’s architecture while adding much-needed residential space. The top priority was to create an open, welcoming project that stands out in a neighborhood dominated by closed, gated communities. Behind MOKOPOLIS, away from the street noise and traffic, there will be a public green area, forming part of a 500-meter-long green corridor—a mini linear park connecting neighboring communities. We will complete a 1,700-sq. m. green square at the midpoint of this corridor, making it more accessible to nearby residents and fostering community interaction,” – adds Jacek Zengteler, President of Yareal.

The Yareal development will add over 200 high-standard apartments to this part of the city, most of which will be popular two- and three-room units ranging from 35 to 87 sq. m. The complex will also include functional studios and spacious family apartments of up to 120 sq. m. The ground floor facing Postępu Street will feature eight commercial units catering to the daily needs of both residents and the surrounding community. The two-level underground garage will provide 256 parking spaces, and cyclists will have access to an underground bike storage area with ample parking spots for bicycles. The ground floor will also include a resident fitness room and a massage room.

MOKOPOLIS is Yareal’s first project under the special act on facilitations for housing investments, which requires consultations with neighbors and close collaboration within a community dialogue framework. As a result of feedback from residents, the project includes 18 designated parking spaces in the garage for guests and couriers, with a dedicated staircase providing quick access between the underground parking and the ground floor.

Like all other Yareal developments, MOKOPOLIS is committed to sustainability. It will undergo a rigorous sustainability audit as part of the international BREEAM green certification process. The building will use low-emission concrete and feature a solar power plant to provide free energy for the new community. A final BREEAM rating of Very Good will be supported by installations that accommodate electric vehicle charging and an energy recovery system from modern, energy-efficient elevators.

Yareal Launches Sale of Apartments for the Next Phase in Wilanów

Yareal is expanding its apartment offerings in Miasteczko Wilanów. In the next phase of the ENSO Wilanów project, 70 large apartments will be built.

Expand

Yareal is expanding its apartment offerings in Miasteczko Wilanów. In the next phase of the ENSO Wilanów project, 70 large apartments will be built, nearly half of which will be 4- and 5-room units ranging from approximately 86 to over 150 sq. m. The ENSO Wilanów development is located near one of the main intersections of the district—Sarmacka and Branickiego Streets—close to the terminus of one of Warsaw’s new tram lines, which is nearing completion.

The sale of this next phase began after the first building in the project reached its full height, with completion scheduled for the summer of 2025. As the current stock of apartments nears exhaustion, the offering has been supplemented with 70 new units. Most of these apartments will face south, ensuring optimal sunlight for residents. In addition to the large apartments, Yareal has also designed 36 two- and three-room units, ranging from about 37 to 80 sq. m., as well as one studio apartment.

ENSO Wilanów offers comfortable apartments, with residents having access to three green courtyards, a playground, and a recreational square with a linear park along the new street. We’ve implemented very high environmental, architectural, and energy standards, which will earn the project a BREEAM green certification rated 'Very Good.' Along with spacious, well-planned apartments in a prime location, ENSO residents will benefit from rainwater harvesting in a rain garden and free electricity from a solar power plant, which will help power the lighting in the underground garage,” – explains Jacek Zengteler, President of Yareal.

On Branickiego Street, there will be a grand entrance featuring a stylishly designed lobby and reception area next to a fully equipped fitness zone with locker rooms and amenities. Without leaving the building, ENSO Wilanów residents can work out in a gym with views of the green courtyard or relax on the outdoor terrace in the designated relaxation area. Some parking spaces in the underground garage will be equipped for electric vehicle charging stations. The project also includes bicycle storage areas and parking spots for cyclists, who will have access to the district's extensive network of bike paths.

Residents will also have convenient access to public transport, with a bus stop located right next to the development and a tram line currently under construction nearby that will connect Wilanów with the center of Warsaw, ending at Branickiego Street.

The environmentally friendly solutions, prime location, access to public transport, and proximity to the Warsaw ring road have earned the ENSO Wilanów project a BREEAM sustainable construction certificate. Upon completion, the project will undergo a sustainability audit in the international BREEAM certification system, with an expected rating of “Very Good.” In line with its ESG commitments, Yareal has been certifying all of its new residential projects to BREEAM standards for years.

The first phase of ENSO Wilanów is set to be completed by the summer of next year, while the newly launched apartments are expected to be ready by early 2027.

Yareal Expands Housing Offerings in Bemowo

Yareal has expanded the selection of apartments available in its NEOWO development in Warsaw's Bemowo district, just 200 meters from the future Chrzanów station on the second metro line.

Expand

Construction of the second phase of the project has just started. The three new buildings near the intersection of Człuchowska and Lazurowa streets will offer 271 additional apartments in a variety of popular sizes, ranging from well-designed, functional studios to spacious two-, three-, and four-bedroom units. Yareal's Bemowo project is a sustainable residential development, recognized with the BREEAM green building certification.

The new apartments being added are located in the very heart of the NEOWO estate, set back from the newly extended section of Człuchowska Street, a project co-financed by Yareal. All the units in the first phase have already been sold, with buyers soon to receive their keys. In Building A, which is now ready for handover, there is a model apartment available for viewing, offering a view of a green square equipped with modern urban furniture made from recycled wind turbine blades.

The new buildings expanding Yareal’s offering in Bemowo will be six or seven stories tall. The windows facing the courtyard will overlook a green recreational area, which will serve as a central spot for resident activities and gatherings. The patio will include a playground, picnic tables shaded by sun sails, and a community garden where residents can grow flowers, vegetables, and herbs for home use. The green areas will be landscaped with various native plant species that are not only visually appealing but also beneficial for bees, butterflies, and other insects, along with special habitats and water stations.

The architectural design of the second phase of NEOWO will be in harmony with the rest of the urban block, featuring a distinctly modernist style with light, neutral façades and wooden accents. Large windows, balconies, loggias, or spacious terraces with openwork railings will ensure that the apartments receive plenty of natural light. The ground-floor units, some of them with ceilings approximately 3 meters high, will come with electric external shutters and private gardens of up to 80 sq. m.

NEOWO is a prime example of the modern, sustainable construction Yareal promotes. It was developed in line with BREEAM certification requirements and ESG principles, meaning the estate will not only be functional but also environmentally friendly. The construction of a retention tank to collect rainwater for irrigating plants, a rain garden, and photovoltaic panels on the roof are just a few of the many solutions that will bring benefits and savings not only to the residents but also to the entire community. With the first phase of NEOWO nearing completion, you can already see what the entire estate will look like,” emphasizes Jacek Zengteler, President of Yareal.

Additionally, residents will have access to a private fitness room and 12 commercial units located on the ground floor, facing the newly built section of Człuchowska Street. Bemowo, and particularly the Chrzanów area, is currently one of the most rapidly developing districts in Warsaw. The district’s transformation is driven not only by the ongoing extension of the second metro line but also by the allure of nearby green spaces, such as Górczewska Park and Leśny Park, which leads to the popular Kampinos Forest. The area around the development offers numerous shopping centers, stores, restaurants, schools, and other social infrastructure. A stroll along the scenic route that runs through NEOWO toward the nearby metro station will allow residents to enjoy modern urban furniture made from unique, eco-friendly materials, including parts recycled from decommissioned wind turbine blades.

The majority of the over 300 parking spaces for NEOWO residents will be located in an underground garage, with some spaces equipped for the installation of private electric vehicle charging stations. The e-mobility infrastructure will be further enhanced by eight ready-to-use chargers, which can be purchased along with a parking space. There will also be several above-ground parking spaces, including two designated for couriers and guests. NEOWO will offer extensive bicycle parking, with a total of 280 spaces available throughout the complex, including in bike rooms, annexes, and external racks. The estate will also feature its own solar power plant, helping to reduce electricity costs, particularly for lighting the underground garage.

The sustainable nature of the project, along with the use of eco-friendly solutions such as recycled wind turbine blades and photovoltaic panel installations, has earned NEOWO a BREEAM green certification. For years, all of the developer's new estates have consistently received BREEAM certifications, rated either "Good" or "Very Good."

The second phase of the NEOWO estate is scheduled for completion by mid-2026. More information about NEOWO can be found on the project’s website: https://www.yareal.pl/en/neowo.

LIXA named Building of the Year

LIXA D and LIXA E office projects won the Prime Property Prize 2024.

Expand

LIXA D and LIXA E office projects, built by Yareal Poland as part of the final phase of the office campus in the business centre of Warsaw, won the Prime Property Prize 2024. Our building won in the “Building of the Year” category.

For 13 years, the Prime Property Prize has been recognising businesses, projects and personalities who make the biggest impact on the real estate market. The competition, divided into several stages, was organised by PTWP, the publisher of PropertyNews.pl and PropertyDesign.pl websites. From the submitted proposals, the editorial team selected TOP 5 lists in each category which were then published on PropertyNews.pl and PropertyDesign.pl. The readers of the websites and the Jury, which included, among others, the winners from previous editions, voted on the lists until August 30th, 2024. The winners were announced on September 16th, 2024, during the Prime Property Prize 2024 Gala which concluded the first day of Property Forum 2024 conference.

According to the organisers, the “Building of the Year” category, won by LIXA D and LIXA E project, recognised the best commercial or residential development in the previous year – a building that one could not simply pass without taking notice. A building whose form and function, and consistency with the context of its surroundings, serve as magnet for business, make it a city landmark and address the needs of the local community. The race for the “Building of the Year” title was extremely close – so close in fact that two ex aequo awards were given – aside from the LIXA D and LIXA E project, also the Doki Living building in Gdansk was honoured.

I am immensely proud of the Prime Property Prize 2024 award. I would like to thank for all the votes cast by the readers of PTWP Group websites and the distinguished Jury. This amazing award is the crowning achievement of many years of hard work on a unique office campus which has blended perfectly with the Warsaw urban landscape, becoming an open buzzing people- and environment-friendly spot and the perfect place for business. I want to thank the entire team at Yareal Poland and all of our current and former associates. This award for the LIXA project would not have happened if it hadn’t been for you. I would also like to express my utmost gratitude and thanks to the LIXA project designers – HRA Architekci, the general contractors – FineTech Construction and PORR Group, all of our tenants and banks that financed the project – BNP Paribas and Deutsche Pfandbriefbank AG” – said Jacek Zengteler, President of Management Board of Yareal Poland.

LIXA D and LIXA E office buildings were the final phase of the LIXA office campus located close to Rondo Daszyńskiego in Warsaw, offering over 28,000 m2 of office space. The buildings were also one of the largest office development projects completed in Poland in 2024. The key distinguishing features of the project include the use of low-carbon concrete and façade made with 70% recycled aluminium. Certified electric power used for the construction and operation of the buildings is generated exclusively by wind turbines. By using green materials and renewable energy sources, and addressing the community needs, LIXA D and LIXA E align perfectly with Yareal’s sustainable development strategy. The final phase is the culmination of the unique LIXA City Gardens concept which creates new attractive urban spaces for commerce, services and restaurants. The whole complex has over 5,500 m2 of biodiverse green areas, including patios and terraces. Our buildings meet the requirements of the most demanding of clients, such as Snowflake, Sanofi, Stora Enso and two businesses from the technology sector.
