MOKOPOLIS – An Open Community in the Heart of Służewiec
Służewiec is one of Warsaw’s most rapidly transforming districts, evolving in its social, functional, and architectural roles with an increasing number of residential projects.
One such development is MOKOPOLIS, located on Postępu Street. Under a special act on facilitations for housing investments, Yareal is building a sustainable, community-focused complex that will contribute to the ongoing shift from an office-dominated district to a more resident-friendly neighborhood.
MOKOPOLIS is designed as a cascading building, ranging from 4 to 9 floors, with spacious terraces on the upper floors and garden patios for residents on the ground level. The building’s terraced design ensures optimal natural light for both the apartments and a large courtyard garden, which will serve as an accessible, green heart of the complex. The project’s architecture draws from the neighboring buildings and the district’s industrial history.
“The project aims to fill a gap in the built landscape of Postępu Street and Służewiec, creating a cohesive piece of urban fabric that complements the street's frontage. The building, with residential units, ground-floor commercial units, and an open passage leading to green areas within, will enhance the open, urban character of the development and the surrounding area. The project’s unique architecture, with a light, gently undulating concrete frame, references both the neighboring structure and Służewiec’s industrial heritage,” – explains WWAA studio architect Mateusz Świętorzecki.
“Our goal was to complement the area’s architecture while adding much-needed residential space. The top priority was to create an open, welcoming project that stands out in a neighborhood dominated by closed, gated communities. Behind MOKOPOLIS, away from the street noise and traffic, there will be a public green area, forming part of a 500-meter-long green corridor—a mini linear park connecting neighboring communities. We will complete a 1,700-sq. m. green square at the midpoint of this corridor, making it more accessible to nearby residents and fostering community interaction,” – adds Jacek Zengteler, President of Yareal.
The Yareal development will add over 200 high-standard apartments to this part of the city, most of which will be popular two- and three-room units ranging from 35 to 87 sq. m. The complex will also include functional studios and spacious family apartments of up to 120 sq. m. The ground floor facing Postępu Street will feature eight commercial units catering to the daily needs of both residents and the surrounding community. The two-level underground garage will provide 256 parking spaces, and cyclists will have access to an underground bike storage area with ample parking spots for bicycles. The ground floor will also include a resident fitness room and a massage room.
MOKOPOLIS is Yareal’s first project under the special act on facilitations for housing investments, which requires consultations with neighbors and close collaboration within a community dialogue framework. As a result of feedback from residents, the project includes 18 designated parking spaces in the garage for guests and couriers, with a dedicated staircase providing quick access between the underground parking and the ground floor.
Like all other Yareal developments, MOKOPOLIS is committed to sustainability. It will undergo a rigorous sustainability audit as part of the international BREEAM green certification process. The building will use low-emission concrete and feature a solar power plant to provide free energy for the new community. A final BREEAM rating of Very Good will be supported by installations that accommodate electric vehicle charging and an energy recovery system from modern, energy-efficient elevators.
