The owners of the food concepts Bułkę przez Bibułkę, Pollypizza Neopolitan and Baken have signed a long-term lease for 930 m2 of space at SOHO by Yareal, a dynamic, multifunctional urban complex in the Praga Południe district of Warsaw. The new location in a historic building with a unique brick chimney will become the focus of businesses developed by Aleksandra and Jacek Dojnikowscy. The official opening of the space is scheduled for the second half of 2026.
SOHO by Yareal is a vibrant local centre designed in line with the concept of the “15-minute city.” The project in Warsaw’s Kamionek neighbourhood features residential premises, leisure areas, and access to a number of service outlets, including a large space for restaurants, bars and cafés. The project will incorporate post-industrial buildings (to be renovated) into the existing development, resulting in an open, vibrant space harmoniously blending with the existing architectural style of the surrounding Praga district. A linear park, cozy patios, sun-drenched terraces and relaxation areas have a strong community-building potential. The restrictions on traffic in the new development will make it even more enjoyable for residents.
Some of the commercial and service outlets open as part of the SOHO by Yareal concept are located on ground floors of the residential buildings. Several premises will open in the renovated historic buildings. At present, SOHO by Yareal offers a nursery and playroom for children, and Warsaw’s first compact Carrefour store covering just 300 m2. A florist will follow soon. Other premises that will be available in the future include a café, a bistro, a bakery and an architectural studio. The development will feature several dozen local brands, including cafés and restaurants offering outdoor seating spaces and gardens. In total, the commercial and service outlets will cover 11,300 m2 of space.
One of the new tenants in the SOHO by Yareal project will be the Bułkę przez Bibułkę food concept, already popular in Warsaw and Łódź. It has signed a lease for 930 m2 of space in historic building B.56, which stands out for its unique brick chimney. Upon completion of renovation and adaptation work on the building next to the linear park, the owners of the concept will move their office, production facilities and bakery there. In addition to Bułkę przez Bibułkę, SOHO by Yareal will also showcase other concepts authored by Aleksandra and Jacek Dojnikowscy—Pollypizza Neopolitan and Baken.
“It is a very exciting step for us to become part of the SOHO by Yareal concept,” said Aleksandra Dojnikowska, co-creator of the Bułkę przez Bibułkę, Polypizza Neopolitan and Baken concepts. “Although we are still at the planning stage, we already know that the space will feature all of our much-loved food concepts, and even more. This place is perfect because it will have a centrally located kitchen and a studio to test our new menu. This historic building with brick walls and a unique chimney has a very special atmosphere that stole our hearts. We are very much looking forward to serving breakfast, pizza, and many other dishes to our new neighbours at SOHO by Yareal.”
With the new owner, this amazing building, erected c. 1945 on the site of a former boiler room used by the Pocisk munitions factory operating here before World War II, will become a vibrant food hub. The official opening of the space is scheduled for the second half of 2026.

The phase we have just started aims to renovate this remarkable space, preserving the original architectural elements, including the characteristic brick chimney, which will remain the hallmark of the project. We are happy that the iconic brands developed by Aleksandra and Jacek will become part of this space, as they will enrich it with one-of-a-kind food concepts and traditional crafts. I am confident that our residents and Praga inhabitants alike will be happy to visit these very popular food venues.”
The SOHO by Yareal project has been developed in cooperation with the local government and the conservator of historic buildings. The development has also won a prestigious BREEAM Communities certificate for implementation of the highest urban standards. The complex features innovative and environment-friendly solutions, such as low-emission concrete and an in-ground rainwater collection system, which is used to irrigate the green space of over a hectare at SOHO by Yareal. A characteristic feature of the project is its urban planning, which blends new structures and renovated buildings with the green areas of the neighbourhood.
There is much more to SOHO by Yareal than just a space to live. It is a vibrant and inspiring place for the city’s community, offering unique food, craft and cultural concepts. Carefully designed architectural solutions, a harmonious blend of historical and contemporary styles, and a wide range of service outlets make SOHO by Yareal a new, vibrant centre of Warsaw’s Praga Południe district, offering its residents and visitors alike an extraordinary experience every single day.
Construction of the residential part is now in its final phase. Upon completion, there will be two new buildings with high-standard flats and an apartment building next to the linear park. The units will be handed over to tenants at the end of 2026.
