Mural, Neon Signs, and Light Displays in Kamionek

At SOHO by Yareal in Warsaw's Kamionek district, a vibrant mural now adorns the newly constructed passageway. In December, the complex will come to life with stylish neon signs, while the lobby of one of the buildings will feature a vintage Osa scooter, a nod to the factory that once operated on the site. Additionally, festive New Year’s light displays have been installed throughout the open-access estate, creating a seasonal atmosphere along the 300-meter linear park. At the same time, nearly 150 families are set to move into Yareal’s flagship residential project.
Yareal has just completed the latest phase of SOHO by Yareal and is now handing over keys to buyers of several newly built apartments and over 130 high-standard residential units. Residents will soon settle into the SPLENDOR and KARDAN buildings, where a new mural decorates the retail passage. Created by artist Zuzanna Wollny—known for her book illustrations, board games, and press artwork—the mural, titled Galimatias, symbolically represents the dynamic growth of Warsaw’s Praga-Południe district and its industrial heritage.
“Here, the new rises alongside the old: skyscrapers neighbor historic tenements, old chimneys rise among trees, neon signs reflect the traditions of craftsmen, and the air vibrates with the buzz of an Osa scooter and the howls of a barking dog, set against the sounds of a Praga street band. Galimatias reflects a state of chaos and disorder—a blend of contrasts. However, in my vision, this chaos is tamed by the geometric grid of the city, which may seem chaotic at first but follows its own logic. Observant viewers will also discover a hidden surprise: letters embedded in the mural that spell out a secret message,” – explains the artist.
In December, three neon signs will be installed on the walls of the KARDAN building. These will draw inspiration from Warsaw's iconic Mermaid, the legendary Osa scooter (produced on this site in the late 1950s and early 1960s), and the name of the SOHO estate itself. A vintage Osa scooter will also take pride of place in the lobby of the SPLENDOR building, located on Mińska Street, near the former Warsaw Motorcycle Factory (WFM).
“From the outset, our vision for SOHO by Yareal has been to blend tradition with modernity. This balance is expressed through SOHO’s architecture, the linear park that connects the complex, and the unique details scattered throughout—murals, neon signs, fragments of historic walls integrated into the new buildings, and pathways made with reclaimed bricks. Together, these elements create a distinctive atmosphere for both residents and visitors. The diverse retail and service offerings ensure that most everyday needs can be met on-site, while also providing opportunities for leisure and exploration. Completing this next-to-last residential phase has brought us closer to fully revealing the unique character of this place,” – explains Jacek Zengteler, President of Yareal.
SOHO by Yareal is filling up with service outlets designed to enhance the lifestyle of Kamionek residents. The ground floors of the new buildings will house a medical clinic, a veterinary practice, a café, an accounting office, and neighborhood shops. The estate already features a preschool and a playroom, while additional facilities—including a wine bar, a grocery store, and an architectural studio—are in the works. Dozens of units will host new local businesses, including cafés and restaurants, with select spaces featuring outdoor seating areas.
Construction of the final residential phase is also underway. This phase includes two buildings with high-standard apartments and a smaller apartment block adjacent to the linear park. Once completed next year, the residential portion of the complex will take its final shape. SOHO by Yareal remains highly sought-after, thanks to its proximity to Warsaw’s city center and the planned Mińska metro station nearby. The location is further enhanced by its proximity to Kamionkowskie Błonia and Skaryszewski Park—one of Warsaw’s largest parks, featuring the picturesque Kamionkowskie Lake.
SOHO by Yareal has been designed as a modern local hub that combines residential, recreational, gastronomic, and service functions. This integrated approach allows residents to meet most daily needs without leaving the estate. The project has been awarded the prestigious BREEAM Communities certification, affirming its adherence to the highest urban planning standards. Developed in close collaboration with local government and heritage conservators, the project emphasizes its unique character.
The complex also incorporates innovative, eco-friendly solutions such as low-emission concrete and a rainwater retention system that collects water in underground tanks for irrigating over a hectare of greenery across the site. Another standout feature is the community garden, with planters made from recycled textile composites. Residents can grow vegetables, herbs, and ornamental plants, promoting community integration and sustainable living.
