LIXA named Building of the Year

LIXA D and LIXA E office projects won the Prime Property Prize 2024.


LIXA D and LIXA E office projects, built by Yareal Poland as part of the final phase of the office campus in the business centre of Warsaw, won the Prime Property Prize 2024. Our building won in the “Building of the Year” category.

For 13 years, the Prime Property Prize has been recognising businesses, projects and personalities who make the biggest impact on the real estate market. The competition, divided into several stages, was organised by PTWP, the publisher of PropertyNews.pl and PropertyDesign.pl websites. From the submitted proposals, the editorial team selected TOP 5 lists in each category which were then published on PropertyNews.pl and PropertyDesign.pl. The readers of the websites and the Jury, which included, among others, the winners from previous editions, voted on the lists until August 30th, 2024. The winners were announced on September 16th, 2024, during the Prime Property Prize 2024 Gala which concluded the first day of Property Forum 2024 conference.

According to the organisers, the “Building of the Year” category, won by LIXA D and LIXA E project, recognised the best commercial or residential development in the previous year – a building that one could not simply pass without taking notice. A building whose form and function, and consistency with the context of its surroundings, serve as magnet for business, make it a city landmark and address the needs of the local community. The race for the “Building of the Year” title was extremely close – so close in fact that two ex aequo awards were given – aside from the LIXA D and LIXA E project, also the Doki Living building in Gdansk was honoured.

I am immensely proud of the Prime Property Prize 2024 award. I would like to thank for all the votes cast by the readers of PTWP Group websites and the distinguished Jury. This amazing award is the crowning achievement of many years of hard work on a unique office campus which has blended perfectly with the Warsaw urban landscape, becoming an open buzzing people- and environment-friendly spot and the perfect place for business. LIXA D and LIXA E office buildings were the final phase of the LIXA office campus located close to Rondo Daszyńskiego in Warsaw, offering over 28,000 m2 of office space. The buildings were also one of the largest office development projects completed in Poland in 2024. The key distinguishing features of the project include the use of low-carbon concrete and façade made with 70% recycled aluminium. Certified electric power used for the construction and operation of the buildings is generated exclusively by wind turbines. By using green materials and renewable energy sources, and addressing the community needs, LIXA D and LIXA E align perfectly with Yareal’s sustainable development strategy. The final phase is the culmination of the unique LIXA City Gardens concept which creates new attractive urban spaces for commerce, services and restaurants. The whole complex has over 5,500 m2 of biodiverse green areas, including patios and terraces. Our buildings meet the requirements of the most demanding of clients, such as Snowflake, Sanofi, Stora Enso and two businesses from the technology sector.

MOKOPOLIS – An Open Community in the Heart of Służewiec

Służewiec is one of Warsaw’s most rapidly transforming districts, evolving in its social, functional, and architectural roles with an increasing number of residential projects.

One such development is MOKOPOLIS, located on Postępu Street. Under a special act on facilitations for housing investments, Yareal is building a sustainable, community-focused complex that will contribute to the ongoing shift from an office-dominated district to a more resident-friendly neighborhood.

 

MOKOPOLIS is designed as a cascading building, ranging from 4 to 9 floors, with spacious terraces on the upper floors and garden patios for residents on the ground level. The building’s terraced design ensures optimal natural light for both the apartments and a large courtyard garden, which will serve as an accessible, green heart of the complex. The project’s architecture draws from the neighboring buildings and the district’s industrial history.

 

“The project aims to fill a gap in the built landscape of Postępu Street and Służewiec, creating a cohesive piece of urban fabric that complements the street's frontage. The building, with residential units, ground-floor commercial units, and an open passage leading to green areas within, will enhance the open, urban character of the development and the surrounding area. The project’s unique architecture, with a light, gently undulating concrete frame, references both the neighboring structure and Służewiec’s industrial heritage,” – explains WWAA studio architect Mateusz Świętorzecki.

 

“Our goal was to complement the area’s architecture while adding much-needed residential space. The top priority was to create an open, welcoming project that stands out in a neighborhood dominated by closed, gated communities. Behind MOKOPOLIS, away from the street noise and traffic, there will be a public green area, forming part of a 500-meter-long green corridor—a mini linear park connecting neighboring communities. We will complete a 1,700-sq. m. green square at the midpoint of this corridor, making it more accessible to nearby residents and fostering community interaction,” – adds Jacek Zengteler, President of Yareal.

 

The Yareal development will add over 200 high-standard apartments to this part of the city, most of which will be popular two- and three-room units ranging from 35 to 87 sq. m. The complex will also include functional studios and spacious family apartments of up to 120 sq. m. The ground floor facing Postępu Street will feature eight commercial units catering to the daily needs of both residents and the surrounding community. The two-level underground garage will provide 256 parking spaces, and cyclists will have access to an underground bike storage area with ample parking spots for bicycles. The ground floor will also include a resident fitness room and a massage room.

 

MOKOPOLIS is Yareal’s first project under the special act on facilitations for housing investments, which requires consultations with neighbors and close collaboration within a community dialogue framework. As a result of feedback from residents, the project includes 18 designated parking spaces in the garage for guests and couriers, with a dedicated staircase providing quick access between the underground parking and the ground floor.

 

Like all other Yareal developments, MOKOPOLIS is committed to sustainability. It will undergo a rigorous sustainability audit as part of the international BREEAM green certification process. The building will use low-emission concrete and feature a solar power plant to provide free energy for the new community. A final BREEAM rating of Very Good will be supported by installations that accommodate electric vehicle charging and an energy recovery system from modern, energy-efficient elevators.

Yareal Launches Sale of Apartments for the Next Phase in Wilanów

Yareal is expanding its apartment offerings in Miasteczko Wilanów. In the next phase of the ENSO Wilanów project, 70 large apartments will be built, nearly half of which will be 4- and 5-room units ranging from approximately 86 to over 150 sq. m. The ENSO Wilanów development is located near one of the main intersections of the district—Sarmacka and Branickiego Streets—close to the terminus of one of Warsaw’s new tram lines, which is nearing completion.

 

The sale of this next phase began after the first building in the project reached its full height, with completion scheduled for the summer of 2025. As the current stock of apartments nears exhaustion, the offering has been supplemented with 70 new units. Most of these apartments will face south, ensuring optimal sunlight for residents. In addition to the large apartments, Yareal has also designed 36 two- and three-room units, ranging from about 37 to 80 sq. m., as well as one studio apartment.

 

ENSO Wilanów offers comfortable apartments, with residents having access to three green courtyards, a playground, and a recreational square with a linear park along the new street. We’ve implemented very high environmental, architectural, and energy standards, which will earn the project a BREEAM green certification rated 'Very Good.' Along with spacious, well-planned apartments in a prime location, ENSO residents will benefit from rainwater harvesting in a rain garden and free electricity from a solar power plant, which will help power the lighting in the underground garage,” – explains Jacek Zengteler, President of Yareal.

 

On Branickiego Street, there will be a grand entrance featuring a stylishly designed lobby and reception area next to a fully equipped fitness zone with locker rooms and amenities. Without leaving the building, ENSO Wilanów residents can work out in a gym with views of the green courtyard or relax on the outdoor terrace in the designated relaxation area. Some parking spaces in the underground garage will be equipped for electric vehicle charging stations. The project also includes bicycle storage areas and parking spots for cyclists, who will have access to the district's extensive network of bike paths.

 

Residents will also have convenient access to public transport, with a bus stop located right next to the development and a tram line currently under construction nearby that will connect Wilanów with the center of Warsaw, ending at Branickiego Street.

 

The environmentally friendly solutions, prime location, access to public transport, and proximity to the Warsaw ring road have earned the ENSO Wilanów project a BREEAM sustainable construction certificate. Upon completion, the project will undergo a sustainability audit in the international BREEAM certification system, with an expected rating of “Very Good.” In line with its ESG commitments, Yareal has been certifying all of its new residential projects to BREEAM standards for years.

 

The first phase of ENSO Wilanów is set to be completed by the summer of next year, while the newly launched apartments are expected to be ready by early 2027.

Yareal Expands Housing Offerings in Bemowo

Yareal has expanded the selection of apartments available in its NEOWO development in Warsaw's Bemowo district, just 200 meters from the future Chrzanów station on the second metro line.

Construction of the second phase of the project has just started. The three new buildings near the intersection of Człuchowska and Lazurowa streets will offer 271 additional apartments in a variety of popular sizes, ranging from well-designed, functional studios to spacious two-, three-, and four-bedroom units. Yareal's Bemowo project is a sustainable residential development, recognized with the BREEAM green building certification.

 

The new apartments being added are located in the very heart of the NEOWO estate, set back from the newly extended section of Człuchowska Street, a project co-financed by Yareal. All the units in the first phase have already been sold, with buyers soon to receive their keys. In Building A, which is now ready for handover, there is a model apartment available for viewing, offering a view of a green square equipped with modern urban furniture made from recycled wind turbine blades.

 

The new buildings expanding Yareal’s offering in Bemowo will be six or seven stories tall. The windows facing the courtyard will overlook a green recreational area, which will serve as a central spot for resident activities and gatherings. The patio will include a playground, picnic tables shaded by sun sails, and a community garden where residents can grow flowers, vegetables, and herbs for home use. The green areas will be landscaped with various native plant species that are not only visually appealing but also beneficial for bees, butterflies, and other insects, along with special habitats and water stations.

 

The architectural design of the second phase of NEOWO will be in harmony with the rest of the urban block, featuring a distinctly modernist style with light, neutral façades and wooden accents. Large windows, balconies, loggias, or spacious terraces with openwork railings will ensure that the apartments receive plenty of natural light. The ground-floor units, some of them with ceilings approximately 3 meters high, will come with electric external shutters and private gardens of up to 80 sq. m.

 

NEOWO is a prime example of the modern, sustainable construction Yareal promotes. It was developed in line with BREEAM certification requirements and ESG principles, meaning the estate will not only be functional but also environmentally friendly. The construction of a retention tank to collect rainwater for irrigating plants, a rain garden, and photovoltaic panels on the roof are just a few of the many solutions that will bring benefits and savings not only to the residents but also to the entire community. With the first phase of NEOWO nearing completion, you can already see what the entire estate will look like,” emphasizes Jacek Zengteler, President of Yareal.

 

Additionally, residents will have access to a private fitness room and 12 commercial units located on the ground floor, facing the newly built section of Człuchowska Street. Bemowo, and particularly the Chrzanów area, is currently one of the most rapidly developing districts in Warsaw. The district’s transformation is driven not only by the ongoing extension of the second metro line but also by the allure of nearby green spaces, such as Górczewska Park and Leśny Park, which leads to the popular Kampinos Forest. The area around the development offers numerous shopping centers, stores, restaurants, schools, and other social infrastructure. A stroll along the scenic route that runs through NEOWO toward the nearby metro station will allow residents to enjoy modern urban furniture made from unique, eco-friendly materials, including parts recycled from decommissioned wind turbine blades.

 

The majority of the over 300 parking spaces for NEOWO residents will be located in an underground garage, with some spaces equipped for the installation of private electric vehicle charging stations. The e-mobility infrastructure will be further enhanced by eight ready-to-use chargers, which can be purchased along with a parking space. There will also be several above-ground parking spaces, including two designated for couriers and guests. NEOWO will offer extensive bicycle parking, with a total of 280 spaces available throughout the complex, including in bike rooms, annexes, and external racks. The estate will also feature its own solar power plant, helping to reduce electricity costs, particularly for lighting the underground garage.

 

The sustainable nature of the project, along with the use of eco-friendly solutions such as recycled wind turbine blades and photovoltaic panel installations, has earned NEOWO a BREEAM green certification. For years, all of the developer's new estates have consistently received BREEAM certifications, rated either "Good" or "Very Good."

LIXA City Gardens welcomes an outpatient clinic

The LIXA D building has welcomed a new tenant, the Fimedica clinic, with 360 m2 of space on the ground floor.

The LIXA development near the Rondo Daszyńskiego metro station in Warsaw offers prime office space, but also cosy cafés and restaurants and best-in-class service outlets as part of the LIXA City Gardens concept. The LIXA D building has welcomed a new tenant, the Fimedica clinic, with 360 m2 of space on the ground floor.

The Fimedica outpatient facility has extensive expertise in providing medical treatment to adults and children alike. An undisputed asset of the clinic is its team of highly specialized doctors from such areas as orthopaedics, sports medicine, neurology, neurosurgery, rheumatology, gastroenterology, endocrinology, vascular surgery and colorectal surgery, and experts in physical therapy, osteopathy and massage therapy.

The offices of Fimedica will be arranged in 360 m2 on the ground floor of the LIXA D building, with an entrance from the inner courtyard. During the lease negotiation process, the tenant was advised by BNM Real Estate Advisory. The opening is scheduled for early 2025.

The LIXA campus is the largest office project in the history of Yareal Poland. The LIXA office campus has been developed in stages in the downtown Wola district, a short walk from the Rondo Daszyńskiego metro station. The campus consists of five buildings with a total area of 77,000 m2, designed by the renowned architectural studio HRA Architekci.

The buildings of the LIXA campus have been awarded BREEAM green building certificates at the Excellent level. In addition, the LIXA development has been awarded the WELL Health-Safety rating, confirming that the project meets high requirements for safety standards and procedures. LIXA is also committed to the highest quality of digital connectivity and smart technology in the buildings, as documented by certification according to WiredScore criteria (the LIXA C and E buildings have been awarded this prestigious technology certificate at the highest Platinum level, and the certification process for LIXA D is ongoing). In addition, LIXA E has been recognized with the Active Score Gold certificate, and LIXA D is under review. Moreover, the LIXA C, D and E buildings are currently being reviewed under the AirRated certification process.

Yareal Receives Approval for Residential Project in Żoliborz

Yareal plans to construct over 60 apartments with ground-floor services and a large, publicly accessible recreational area near the Marymont tram terminus.

The new building, inspired by the modernism of the Żoliborz district, will replace an existing outdated office building from the 1980s. The current building is surrounded by a concrete plaza. The investment at 63 Mickiewicza Street will comply with the conditions set by the Warsaw City Council under the special housing law. This decision followed the project’s approval by numerous city institutions and district-level community consultations.

 

The new modernist L-shaped building with stylish rounded corners will be built along Mickiewicza Street. The design will create a new public open space, including a 1,300 sq. m. publicly accessible square with landscaped greenery for the new residents and the local community. Before construction begins, the old office building and the concrete plaza, currently used as a gated parking lot, will be demolished. This change, approved by city planners and the Warsaw City Council, aims to fill a gap in the urban streetscape and enhance the public space and urban layout in this part of Żoliborz.

 

We are planning to construct a 6-story building with over 60 apartments. The building will cascade down to 5 and 4 stories, and will include essential services on the ground floor as well as an underground garage. Adjacent to this building, there will be an open area without fences, designed to facilitate communication and provide space for relaxation. This landscaped square, shielded from the street and free from traffic, will include a safe playground and recreational area. This transformation will significantly enhance the urban character of Mickiewicza Street, especially by introducing stylish residential buildings with courtyard greenery and ground-floor services. Additionally, we have pledged to donate 2.5 million PLN for educational purposes. We are currently finalizing negotiations with the city on this agreement,” explains Jacek Zengteler, President of Yareal.

 

The decision to approve the investment at 63 Mickiewicza Street by the Warsaw City Council followed the special housing law and complied with the Mayor of Warsaw's guidelines for engaging with the local community. The process was transparent, with the investor having to secure multiple agreements with different institutions. Following the council's resolution, a construction project is set to commence in the second half of 2025.

The park and other green areas feature over 100 trees and shrubs, including numerous specimens preserved or transplanted from the site's industrial past. NEFRYT will diversify the SOHO by Yareal offering, introducing high-quality architecture, attractive spaces, and apartments for new residents, along with additional services on the ground floor,” said Jacek Zengteler, President of Yareal.

 

17 spacious apartments, ranging from 76 to 149 sq. m., will be available for sale. The five-story NEFRYT will offer high-standard apartments featuring large, glazed windows for optimal natural lighting. Apartment owners will also have spacious balconies and terraces, with a unique apartment on the top floor featuring a large terrace suitable for installing a sauna or jacuzzi.

 

The entrance to NEFRYT, nestled amidst green areas and the park, will be conveniently located on the north side, facing the inner courtyard.
