Yareal has launched sales of the final 86 apartments under development in ENSO Wilanów. The new offering is primarily made up of two- and four-room apartments ranging in size from 30 to over 140 sq. m. The project is located near one of the district’s key intersections—Branickiego and Jerzego Holzera Streets—close to the terminus of the new tram line connecting Miasteczko Wilanów with the city centre. Yareal is pleased to announce that it has just signed a contract with FineTech Construction to deliver the final two stages of the development.

The ENSO Wilanów offer has been expanded with 86 new apartments planned in the last phase of the project. Stage B, which is coming up for sale, is located in the central part of the plot, between Stage A, which is nearing completion, and the future Stage C. Construction of this next phase is scheduled to begin in the spring of this year.

The apartments in ENSO Wilanów are distinguished by above-standard ceiling heights (2.8 m) and carefully planned layouts with clearly separated day and evening zones. Each unit has been designed to provide optimal natural light and a sense of privacy. Notably, no more than six apartments will be located on any given floor. Ground-floor units will feature private gardens, while the remaining homes come with loggias, balconies, or terraces.

The new development in Miasteczko Wilanów consists of a single sculptural building divided by three internal courtyards. Each courtyard will serve a different recreational function and will be individually landscaped, featuring distinct colour palettes and blooming plant varieties. Along the southern and eastern borders of the plot, landscaped green areas will be created, including a rain garden and a public playground. The courtyards will be accessible only to pedestrians and cyclists, creating a quiet and comfortable environment for relaxation, including shaded benches under pergolas. The site will also be equipped with an air quality sensor.

A short walk away is the final stop on the new tram line connecting Miasteczko Wilanów to the city centre, ensuring a convenient commute into downtown Warsaw. The owners of the food concepts Bułkę przez Bibułkę, Pollypizza Neopolitan and Baken have signed a long-term lease for 930 m2 of space at SOHO by Yareal, a dynamic, multifunctional urban complex in the Praga Południe district of Warsaw. The new location in a historic building with a unique brick chimney will become the focus of businesses developed by Aleksandra and Jacek Dojnikowscy. The official opening of the space is scheduled for the second half of 2026.

SOHO by Yareal is a vibrant local centre designed in line with the concept of the “15-minute city.” The project in Warsaw’s Kamionek neighbourhood features residential premises, leisure areas, and access to a number of service outlets, including a large space for restaurants, bars and cafés. The project will incorporate post-industrial buildings (to be renovated) into the existing development, resulting in an open, vibrant space harmoniously blending with the existing architectural style of the surrounding Praga district. A linear park, cozy patios, sun-drenched terraces and relaxation areas have a strong community-building potential. The restrictions on traffic in the new development will make it even more enjoyable for residents.

Some of the commercial and service outlets open as part of the SOHO by Yareal concept are located on ground floors of the residential buildings. Several premises will open in the renovated historic buildings. At present, SOHO by Yareal offers a nursery and playroom for children, and Warsaw’s first compact Carrefour store covering just 300 m2. A florist will follow soon. Other premises that will be available in the future include a café, a bistro, a bakery and an architectural studio. The development will feature several dozen local brands, including cafés and restaurants offering outdoor seating spaces and gardens. In total, the commercial and service outlets will cover 11,300 m2 of space.

One of the new tenants in the SOHO by Yareal project will be the Bułkę przez Bibułkę food concept, already popular in Warsaw and Łódź. It has signed a lease for 930 m2 of space in historic building B.56, which stands out for its unique brick chimney. Upon completion of renovation and adaptation work on the building next to the linear park, the owners of the concept will move their office, production facilities and bakery there. In addition to Bułkę przez Bibułkę, SOHO by Yareal will also showcase other concepts authored by Aleksandra and Jacek Dojnikowscy—Pollypizza Neopolitan and Baken.

With the new owner, this amazing building, erected c. 1945 on the site of a former boiler room used by the Pocisk munitions factory operating here before World War II, will become a vibrant food hub. The official opening of the space is scheduled for the second half of 2026.

At SOHO by Yareal in Warsaw's Kamionek district, a vibrant mural now adorns the newly constructed passageway. In December, the complex will come to life with stylish neon signs, while the lobby of one of the buildings will feature a vintage Osa scooter, a nod to the factory that once operated on the site. Additionally, festive New Year’s light displays have been installed throughout the open-access estate, creating a seasonal atmosphere along the 300-meter linear park. At the same time, nearly 150 families are set to move into Yareal’s flagship residential project.

Yareal has just completed the latest phase of SOHO by Yareal and is now handing over keys to buyers of several newly built apartments and over 130 high-standard residential units. Residents will soon settle into the SPLENDOR and KARDAN buildings, where a new mural decorates the retail passage. Created by artist Zuzanna Wollny—known for her book illustrations, board games, and press artwork—the mural, titled Galimatias, symbolically represents the dynamic growth of Warsaw’s Praga-Południe district and its industrial heritage.

Galimatias reflects a state of chaos and disorder—a blend of contrasts. However, in my vision, this chaos is tamed by the geometric grid of the city, which may seem chaotic at first but follows its own logic. Observant viewers will also discover a hidden surprise: letters embedded in the mural that spell out a secret message,” – explains the artist.

In December, three neon signs will be installed on the walls of the KARDAN building. These will draw inspiration from Warsaw's iconic Mermaid, the legendary Osa scooter (produced on this site in the late 1950s and early 1960s), and the name of the SOHO estate itself. A vintage Osa scooter will also take pride of place in the lobby of the SPLENDOR building, located on Mińska Street, near the former Warsaw Motorcycle Factory (WFM).

Under a special act on facilitations for housing investments, Yareal is building a sustainable, community-focused complex that will contribute to the ongoing shift from an office-dominated district to a more resident-friendly neighborhood.

MOKOPOLIS is designed as a cascading building, ranging from 4 to 9 floors, with spacious terraces on the upper floors and garden patios for residents on the ground level. The building’s terraced design ensures optimal natural light for both the apartments and a large courtyard garden, which will serve as an accessible, green heart of the complex. The project’s architecture draws from the neighboring buildings and the district’s industrial history.

“The project aims to fill a gap in the built landscape of Postępu Street and Służewiec, creating a cohesive piece of urban fabric that complements the street's frontage. The building, with residential units, ground-floor commercial units, and an open passage leading to green areas within, will enhance the open, urban character of the development and the surrounding area. The project’s unique architecture, with a light, gently undulating concrete frame, references both the neighboring structure and Służewiec’s industrial heritage,” – explains WWAA studio architect Mateusz Świętorzecki.

“Our goal was to complement the area’s architecture while adding much-needed residential space. The top priority was to create an open, welcoming project that stands out in a neighborhood dominated by closed, gated communities. Behind MOKOPOLIS, away from the street noise and traffic, there will be a public green area, forming part of a 500-meter-long green corridor—a mini linear park connecting neighboring communities. We will complete a 1,700-sq. m. green square at the midpoint of this corridor, making it more accessible to nearby residents and fostering community interaction,” – adds Jacek Zengteler, President of Yareal.

The Yareal development will add over 200 high-standard apartments to this part of the city, most of which will be popular two- and three-room units ranging from 35 to 87 sq. m. The complex will also include functional studios and spacious family apartments of up to 120 sq. m. The ground floor facing Postępu Street will feature eight commercial units catering to the daily needs of both residents and the surrounding community. The two-level underground garage will provide 256 parking spaces, and cyclists will have access to an underground bike storage area with ample parking spots for bicycles. Yareal is expanding its apartment offerings in Miasteczko Wilanów. In the next phase of the ENSO Wilanów project, 70 large apartments will be built, nearly half of which will be 4- and 5-room units ranging from approximately 86 to over 150 sq. m. The ENSO Wilanów development is located near one of the main intersections of the district—Sarmacka and Branickiego Streets—close to the terminus of one of Warsaw’s new tram lines, which is nearing completion.

The sale of this next phase began after the first building in the project reached its full height, with completion scheduled for the summer of 2025. As the current stock of apartments nears exhaustion, the offering has been supplemented with 70 new units. Most of these apartments will face south, ensuring optimal sunlight for residents. In addition to the large apartments, Yareal has also designed 36 two- and three-room units, ranging from about 37 to 80 sq. m., as well as one studio apartment.

“ENSO Wilanów offers comfortable apartments, with residents having access to three green courtyards, a playground, and a recreational square with a linear park along the new street. Without leaving the building, ENSO Wilanów residents can work out in a gym with views of the green courtyard or relax on the outdoor terrace in the designated relaxation area. Some parking spaces in the underground garage will be equipped for electric vehicle charging stations. The project also includes bicycle storage areas and parking spots for cyclists, who will have access to the district's extensive network of bike paths.

Residents will also have convenient access to public transport, with a bus stop located right next to the development and a tram line currently under construction nearby that will connect Wilanów with the center of Warsaw, ending at Branickiego Street.
