BREEAM is awarded by an independent organisation. It is a globally-recognised system to assess the quality of a building and its impact on residents and the natural environment. The system defines the standard of best sustainable building practices and covers such areas as environmental protection and ecology, user safety and comfort, as well as usability and economy. The BREEAM assessment methodology assumes an in-depth analysis of all investment properties. When a building or building complex is awarded a BREEAM Certification, it is a guarantee that it was designed and developed according to the best standards, and that high-quality workmanship and comfort of use are ensured.
The entire Vice Versa development, including buildings and the surrounding non-residential space, as well as its neighbourhood, was designed to provide maximum comfort of use for residents.
EFFICIENCY AND ECOLOGY
- the buildings were designed using advanced computer-aided analysis to ensure the optimum amount of sunlight in each unit. Thanks to that, all the individual solutions which guarantee sufficient daylight in each apartment were improved and optimized;
- the buildings’ energy consumption is low thanks to solutions such as energy-efficient lifts or lighting which allow to save on shared area maintenance costs;
- buildings use environment friendly district heating, highly effective and cost-efficient. District heating is one of the most low-emission solutions thanks to Warsaw’s cogeneration plants, where heat generated during electric power production is used for heating buildings;
- the flats are equipped with SmartHome packages supplied by Fibaro. The system controls, manages and monitors devices in the flats, which provides supervision and efficient use of the available solutions by the residents. In addition, an advanced thermostat, The Heat Controller, constituting part of the package, ensures optimum management of heating energy;
- the environmental value of the area and its biodiversity was improved by developing green spaces. The plan involves designing greenery particularly valuable for the local fauna, based on indigenous species, resistant to climate and weather changes and not very demanding in terms of watering. Large number of plant types which enrich the biodiversity corresponds well with the local strategy of environmental development. The above solutions were backed by analyses and opinions of environmental experts;

- a children's playground with a safe surface has been designed in the complex;
- the development incorporates spaces for rest with benches among greenery;
- there are bicycle racks for residents and guests on the premises;
- thanks to the developer’s involvement, the fragment of the street and sidewalk adjacent to the project will be renovated;
SAFETY
- the area is equipped with a CCTV system, subtle fencing and access control system;
- car traffic within the complex is restricted. The underground garage can be accessed from the road;
- comfortable and clearly marked sidewalks make sure that the neighbourhood is safe for children and the elderly;
- parts of the building exposed to intense use are protected by solutions mitigating any potential damage. These include bumper rails, mouldings, protective and shock absorbing materials, which guarantees reduction of damage, and therefore also of related renovations and waste;
- pedestrian pavements were marked using clear, consistent colouring;
- to ensure comfort of persons with special needs, such as the disabled, elderly or parents with children, the design includes special kerbs, pedestrian crossings and disabled persons’ parking spaces;

- in Vice Versa Residence we offer the possibility to use environmental solutions in the field of electromobility. Residents can choose to additionally equip their parking places with wall-mounted innogy eBox electric car charging stations.
* Vice Versa” was registered with BRE, an entity granting BREEAM certificates. The final certificate is awarded upon completion of the project. Information on the certification process is available in the investor’s office.
