BREEAM is a globally recognized independent system of evaluating the quality of a building and its impact on the residents and the natural environment. The system defines the best practices for sustainable development, covering aspects such as environmental protection and ecology, safety and comfort of users, usefulness, and economy. The BREEAM methodology is based on an in-depth analysis of all the properties of the project. If a building or a complex of buildings is awarded a BREEAM certificate, this is a guarantee that the design and construction processes were carried out in compliance with the best standards and that the quality of workmanship and the comfort of use are high.
The space around the buildings and their surroundings have been designed in such a way as to provide the residents with maximum comfort of use.
EFFICIENCY AND ECOLOGY
- the buildings have been designed on the basis of a computer analysis intended to ensure the proper amount of sunlight for each of the apartments. Thanks to this, the individual solutions guaranteeing sunlight to each of the apartments have been improved and optimized. The housing development has been designed on the basis of the conclusions drawn from a computer analysis concerning the energy efficiency of the building and the thermal comfort of the residents. The analyses have been carried out by an energy efficiency expert.
The buildings are energy-efficient thanks to solutions such as highly efficient lifts and lighting, which reduce the costs of using common areas. Energy-saving lamps and lighting management systems have been installed, ensuring optimum lighting of the premises. Furthermore, movement and dusk sensors have been installed. The lighting system has been designed in such a way as to ensure safe and optimum light intensity.
- there is a waste room, with separate collection bins, on the ground floor of one of the buildings. Access for residents is from the yard; for public services—from the entrance;
- the apartments are equipped with the SmartHome intelligent system by Fibaro. The system controls, manages, and monitors the apartment devices so that you can control and use all available solutions effectively. Additionally, state-of-the-art thermostats known as The Heat Controllers, which are a part of the SmartHome package, will optimize the use of heat;
- the ecological value of the area and its biodiversity have been enhanced through green spaces. There are plans for greenery that is particularly valuable for the local fauna, based on native species, resistant to climate change and weather change, and that does not require intensive watering. A large number of plant species increasing biodiversity fits perfectly into the local environment development strategy. The above solutions are based on analyses prepared and opinions drafted by experts in the field of ecology. The space between gardens has been planted with ground cover plants, and the gardens have been left for the future residents to arrange, giving them the opportunity to create a personal, green enclave;
- the housing development has been designed with future climate change in mind. Materials resilient to excessive exposure to sunlight and to moisture have been selected;
- Rezydencja Iwicka is a residential area designed for e-mobility. Any parking space can be retrofitted with chargers for electric cars;
- the contractor for the construction works has been instructed to work to very high environmental requirements. During the construction process, waste will be segregated for recycling and water and power will be used sensibly. Employees will have good sanitary conditions thanks to available showers and changing rooms, and will be able to eat at the employee canteen. Safe working methods will be adopted at the construction site, and the local community will be kept informed about the progress of the works. A number of actions to minimise the disturbance of works to the neighbours and to monitor progress are planned;
- the municipal heating used in the building is one of the most environmentally friendly and low-emission solutions: the Warsaw heat and power plants use the heat that is produced in the process of generating power for heating purposes;
- taking care of the environment, we have implemented a sustainable purchasing policy based on effective planning of the procurement of raw materials, products and services in accordance with the principle of sustainable development;
SECURITY
- the premises will be covered by a CCTV system, a fence and access control;
- motor traffic has been eliminated in the housing development. Access is via a convenient underground car park;
- comfortable and well-marked pavements ensure that the surroundings are safe for children and the elderly;
- all building elements exposed to intensive use have been secured with solutions to reduce potential damage. These include bump rails, trims, and protective and cushioning materials. This ensures the reduction of damage, and thus the cost of repairs and waste;
- surfaces intended for pedestrians will be marked with a clear, cohesive system of colours;
FRIENDLY SURROUNDINGS
- there is a space for residents’ bicycles. Bicycle racks will be located in a bicycle room in the underground car park so that bicycles can be safely stored even in the winter months;

- in Rezydencja Iwicka we offer environmental e-mobility solutions. Residents will be able to retrofit their parking spaces to accommodate innogy eBox and wall-mounted charging stations for electric cars;
* "Iwicka Residence" was registered with BRE, an entity granting BREEAM certificates. The final certificate is awarded upon completion of the project. Information on the certification process is available in the investor’s office.
