Yareal has received the building permit to construct first stage of LIXA office complex. Yareal’s biggest office investment ever will co-create the business centre at Warsaw’s Daszyński roundabout.
The 65,000 sqm complex will stand out with flexible office space that could be adapted to individual tenants’ needs and modern work model. LIXA will also stand out with original, diverse architecture of the buildings and green courtyard, which will ensure private atmosphere and enable combining work with relax at free time.
Green light to go ahead with development
Construction works will be preceded by demolishing a former office building of Kredyt Bank located at the intersection of Kasprzaka and Karolkowa Streets, which is slated for this July. Subsequently, construction works on the first stage of the investment will commence, the completion of which has been planned for mid-2020. During the first stage, Yareal has planned two buildings. One is intended for the new office of BGŻ BNP Paribas (22,000 sqm), while the second one will offer 6,000 sqm of office space. In turn, under the second phase of the investment there will be erected a building with further 20,000 sqm (2021), and the last stage of the construction of LIXA complex will be a building with 17,000 sqm of office space (2022).
New space for working and living
LIXA is Yareal’s biggest development project in Poland and also one of the biggest office investments in Warsaw. 4 office buildings totalling 65,000 sqm will ultimately constitute the complex. Owing to its campus atmosphere, functionality and flexibility, the project is an alternative to skyscrapers developed on the office market. The complex will surely appeal to companies searching for headquarters, which could be adapted to their needs (build to suit) at such an early stage, for leasing or buying.

LIXA will meet this requirements and will add new impulse to the development of this part of Warsaw,” says Eric Dapoigny, CEO of Yareal Poland.
Unique architecture and green garden
LIXA will distinguish itself with unusual architecture that combines pre-war modernism with modernity. It will feature sculptured façade and low buildings, so different from the surrounding buildings. From Daszyński roundabout side, one could enjoy original visual effect of shining elements of the façade. Opposite, a small office building will be erected, along with an extensive entrance square, the cosy atmosphere of which will be emphasized by characteristic rounded corners.
LIXA will also stand out with the internal courtyard. The character of the courtyard will recall a university campus, which will be surely welcomed by young generation of employees. They will also have eateries and restaurants, among others, at their disposal. Besides greenery, the central part of the garden will feature a pavilion (glazed multifunctional room connected with the lobby) with conference and restaurant areas. This will enable tenants to hold various meetings and events.
LIXA complex will be certified in the international BREEAM system, confirming the application of solutions in accordance with the concept of sustainable construction. LIXA architectural project has been prepared by the renowned HRA studio (Hermanowicz Rewski Architekci), with which Yareal continues successful cooperation in developing residential and office investment projects in the capital, such as Kolorowy Gocław housing estate and the modern Nowogrodzka Square office building, which will be delivered in the second quarter of 2018. What’s more, Yareal is the first Poland’s developer to have received BREEAM Interim certificates for its four residential investments being built in Warsaw.
