Yareal unveils SOHO HUB – the final stage of the SOHO by Yareal complex
SOHO by Yareal – a modern local hub in Warsaw’s Kamionek district designed in line with the 15-minute city concept – is entering its decisive phase. SOHO HUB, the fifth and final stage of this multifunctional project, will include the development of new buildings, the refurbishment of historical structures and the comprehensive revitalisation of a protected heritage asset. Once the works planned for 2026–2028 are completed, the SOHO by Yareal project will be expanded with over 5,000 m2 of modern office space, nearly 2,500 m2 of functional retail and service areas, as well as a PRS component.
Designed by the renowned architectural studio HRA Architekci, SOHO by Yareal combines residential, recreational, culinary, office and service functions. The project, which has earned a BREEAM Communities certificate, integrates post-industrial buildings into modern architecture, creating an open, vibrant urban space that blends naturally into Praga’s historic fabric. A linear park, intimate courtyards, sunny terraces and leisure areas foster community interaction, while limited car traffic complements the project’s sustainable character.
SOHO HUB, the final stage of the development, will focus on commercial spaces. Its key element will be the Mińska 39 building – a multi-volume structure of varying heights that skilfully merges the site’s post-industrial heritage with contemporary technological solutions. Mińska 39 will offer 3,100 m2 of functional Class A office space located on the first two floors. The upper levels (floors 2 to 5) will accommodate rental apartments, comprising 66 one- and two-room units ranging from 28 to 45 m2. The building will also feature a spacious underground garage with 146 parking spaces (including 11 fitted with electric-vehicle chargers), some of which will be available for public, short-term use.
Additional SOHO HUB office space will be created in building B.55. This three-storey structure, listed as a heritage asset since 2010, is part of the former flax and jute factory complex established in 1899. Over the decades, it has served various purposes, including housing the “Pocisk” Ammunition Plant in the interwar period. After World War II, it became home to the Polish Automotive Works, and from 1965 – the Polish Optical Works. The planned revitalisation, approved by the Heritage Conservator, will preserve the unique post-industrial character of the building, including the restoration of its original window layout, which had been altered during numerous past reconstructions. The building will offer 1,300 m2 of distinctive office space designed for a single tenant.

As part of SOHO HUB, the project’s fifth stage also includes the ongoing modernisation of the historic building with the distinctive brick chimney, which will house a new dining complex scheduled to open in the second half of 2026. It will host concepts by Aleksandra and Jacek Dojnikowski, known for brands such as Baken, Bułkę przez Bibułkę and Pollypizza Neopolitan. The final phase of SOHO by Yareal will also feature a dedicated building for a fitness club, located between the KARDAN apartment building and the heritage-listed B.55. In addition, the revitalisation of building No. 58 is underway; it will become the headquarters of the architectural studio WWAA and will include both office space and cultural/exhibition areas, forming an integral part of SOHO by Yareal.

The final residential stage of SOHO by Yareal has just been completed, featuring two buildings with upgraded-standard apartments (SOHO 10 and SOHO 12) and the NEFRYT apartment building. With this milestone, the residential component of the complex – comprising 10 multifamily buildings and 870 apartments – has reached its final form. A key distinguishing feature of SOHO by Yareal is its 300-metre linear park, the project’s central axis. This “green heart” of the development spans nearly one hectare and includes over 17,000 plants and trees. With the completion of Stage V, the green areas of SOHO by Yareal will be further enhanced with an additional 4,000 shrubs and 69 trees.
SOHO by Yareal also offers an extensive retail and service portfolio. Numerous retail and culinary units are located on the ground floors of the residential buildings. Altogether, SOHO by Yareal comprises over 11,300 m2 of retail and service space across dozens of units. Tenants already include i.a.: Baken, Waszyngton x SOHO, Green Caffè Nero, Przystanek Piekarnia, Ramenownia, Carrefour, Hebe, Bawiarnia OHO, Słoneczna Kraina kindergarten, OSSKA Design showroom, BABA Body & Social Club training centre, Flower Bar florist, beauty salons and a children's therapy clinic.
Through the development of the SOHO complex, Yareal is also contributing to the infrastructural revitalisation of Warsaw’s Kamionek district. Under a road agreement with the Municipal Roads Authority (ZDM), Yareal will carry out road and pavement upgrades, improve lighting and build new cycle paths in the vicinity of SOHO by Yareal. This phased project is scheduled for completion between late 2027 and early 2028.
