Yareal is about to launch construction of its flagship office project located in the heart of Warsaw. The works have begun with demolition of ground floor premises of the former printing house. They are to be replaced with an intimate boutique office building. Nowogrodzka Square will complement the frontage of Aleje Jerozolimskie, reflecting the neighbouring historic tenements in terms of building alignment, height and façade. The state-of-the-art office building, to be completed in Q1 2018, will be erected following the highest green construction standards – BREEAM Excellent.
Newly commenced works will facilitate arrangement of the Nowogrodzka Square construction site. The office building with a total area of 11,500 sq. m will be constructed on a parcel located between Aleje Jerozolimskie and Nowogrodzka street and will border on Military Cartography Institute and the office of Federation of Trade Unions.
“The unique location in the very centre of the city will guarantee perfect public transportation opportunities, for Nowogrodzka Square is going to be located in the vicinity of Czterdziestolatek Roundabout, the central train station and Warsaw Commuter Railway [WKD], where Warsaw’s critical routes cross. The underground, railway as well as numerous bus and tram lines give prospective lessees a possibility to choose any means of transport to commute to the office. Additionally, the building’s underground will hold parking spaces for 148 cars and bicycles. The highest quality of architecture and workmanship in the prestigious and recognisable location will provide lessees with exceptionally comfortable conditions for business development,” Eric Dapoigny, the President of Yareal Polska, explains.
Companies interested in choosing Nowogrodzka Square as their office mainly include enterprises which are not only seeking a prestigious location but also expecting higher recognition than the one offered by high-rise office buildings. The building’s intimate yet sophisticated character has been modelled on Yareal’s previous flagship investment, i.e. the award- and distinction-winning Mokotowska Square building.
Every floor of Nowogrodzka square offers ca. 1,500–2,000 sq. m of easily-arranged and functional office space. Additionally, 500 sq. m of retail space is going to be constructed in the building. Employees of the companies which chose the top floor of Nowogrodzka Square for their office will be given an exclusive opportunity to use the terrace overlooking a panorama of the capital, including Warsaw skyline. The terrace will be sizeable enough (330 m2) to even hold small open-air events. Yareal holds the real estate ownership. In practice, this means much lower maintenance fees for future lessees.
The architectural design was prepared by the renowned Hermanowicz Rewski Architekci studio. When planning the Nowogrodzka Square building, the architects drew their inspiration from the trees which grew in the area. Consequently, Yareal’s investment will receive a common space, where the building’s ground floor will be assimilated with the external green passage. It will certainly stand out thanks to its façade – partitioned into three zones: ground, middle and top one, which is going to be retracted. Furthermore, Yareal is going to build a presentable public square with inviting street furniture in front of the building.
