Yareal is launching the construction of premium apartments in Żoliborz.

Construction is beginning in Warsaw’s Żoliborz district on the most prestigious residential project in Yareal’s history. An intimate apartment building will be built at 63 Mickiewicza Street, along with a garden—covering more than one-third of the site and sheltered from the street—that will serve not only the new residents but also the neighbors. The modernist building, whose architecture directly evokes the atmosphere of pre-war Żoliborz, will contain just 66 apartments. The general contractor for the project is the construction company CFE, which recently successfully completed the construction of Yareal’s two-phase residential project - NEOWO in Bemowo

The Yareal apartment building project brings to Mickiewicza Street design elements characteristic of pre-war Żoliborz modernism, including rounded corners, a natural stone facade, and a green garden, as well as numerous details reminiscent of the Art Deco style. This striking building, designed to blend with the neighborhood’s style, will significantly transform the site previously occupied by an old office building from the communist era—a fenced-off structure devoid of greenery and surrounded by a concrete parking lot. The new apartment building, forming the frontage along Mickiewicza Street, will resemble the small, adjacent tenement houses with ground-floor retail spaces and a striking passageway through the building from the street to the garden.

„The atmosphere of Żoliborz will be evident not only in the building’s architecture and the open, green spaces typical of the neighborhood, but also in its modernist interiors, such as the grand lobby finished with natural stone and featuring an engraved historical map of the neighborhood. The common areas will be bathed in subtle light concealed within specially designed grooves in the walls and ceilings, highlighting the stylish wood-toned finishes and the wallpaper adorning the stairwells in pleasant, warm colors. “We have ensured that the building on Mickiewicza Street is characterized by tranquility and harmony, fostering comfortable living conditions while paying respect to Żoliborz’s architectural heritage. At 63 Mickiewicza Street, we are creating more than just another modern apartment building ” – explains Jacek Zengteler, CEO of Yareal.

Most of the 66 apartments in Yareal’s project in Żoliborz are spacious three- and four-room family apartments, ranging up to 125 square meters. All apartments—including a dozen or so smaller ones—will feature comfortable terraces or balconies, which will incorporate stone elements designed to conceal air conditioning units, as well as glass partitions with Art Deco motifs. Most balconies and terraces will overlook a large garden—covering as much as one-third of the site—that is shielded from the street. Adjacent to this green patio, private gardens will be created for the owners of the ground-floor apartments, which stand out with their above-average ceiling height of 3.5 meters.

Attractive green spaces, combined with the well-developed public transportation network in the area and numerous environmentally friendly solutions, will ensure the project receives a green certification under the international BREEAM sustainable building system. The Mickiewicza 63 apartment project will receive an “Excellent” rating, joining the ranks of only a few residential projects in Poland to have been honored with such a certification. Factors contributing to this exceptionally high rating include the use of low-emission concrete, numerous energy-efficient solutions, and the generation of electricity supplied directly from photovoltaic panels on the roof. A rainwater retention tank will also be built beneath the garden to provide ongoing irrigation for the plants on the patio.

The underground level of the apartment building will feature over 100 parking spaces equipped for electric vehicle chargers. Additionally, there will be 7 publicly accessible parking spaces in the above-ground parking lot facing the street. A shared bicycle storage room and private bicycle storage areas are planned on the garage level. These will be supplemented by bike racks next to the building and on the patio, providing parking for an additional 100 bicycles.

Yareal’s project in Żoliborz was developed under the so-called special housing act, which requires, among other things, consultations with neighbors and numerous municipal institutions, as well as approval of the project by the Warsaw City Council. As part of an agreement with the city, Yareal will build sports fields at a cost of 2.5 million PLN on the grounds of the Automotive and High School Complex on Włościańska Street.
