Yareal has commenced construction of SOHO HUB
Yareal Polska has commenced construction of SOHO HUB, the final phase of the mixed-use complex SOHO by Yareal located in the Praga Południe district of Warsaw. The general contractor for this stage is FineTech Construction, which will deliver both new commercial buildings – J (Mińska 39) and J’ (Mińska 39A) – as well as carry out a comprehensive revitalisation of the only listed historic structure on site, building B.55 (Mińska 39B). Completion of the works covered by the contract is scheduled for Q1 2028.
SOHO by Yareal – a modern, local centre in Warsaw’s Kamionek, designed in line with the 15-minute city concept – has now entered its final stage, through which Yareal will complement its flagship development with additional, synergistic functions. SOHO HUB, the fifth phase of this mixed-use project, includes, among others, the development of building J (Mińska 39), which will offer more than 7,000 sqm. of high-quality, Class A commercial space. The building will also feature a spacious underground car park with 146 parking spaces (including 11 equipped with EV charging stations), some of which will be available for public, short-term use.
A particularly significant and at the same time most demanding component of the works to be delivered by FineTech Construction will be the comprehensive revitalisation of building B.55 (Mińska 39B). This three-storey building, listed as a heritage asset since 2010, forms part of the former industrial complex of the Flax and Jute Production Company, established in 1899. Over the years, the building has served various functions; during the interwar period it housed the “Pocisk” Ammunition Works. After World War II, it became the headquarters of the Polish Automotive Works, and from 1965 – the Polish Optical Works. The revitalisation, agreed with the Mazovian Voivodeship Heritage Conservator, will preserve the building’s unique post-industrial character, including the restoration of its original window layout, which had been altered during multiple redevelopments. At the same time, the addition of, among others, an external lift will enable the building to meet contemporary standards.
The third building included in the general contracting agreement is J’ (Mińska 39A), which will provide dedicated space for a fitness club and will be located between the KARDAN residential building and the historic B.55 structure.
Independently of the cooperation with FineTech Construction, the SOHO HUB project also includes the ongoing modernisation of a historic building with a distinctive brick chimney, where a food and beverage complex is set to open in the second half of 2026. It will feature concepts by Aleksandra and Jacek Dojnikowscy, known for brands such as Baken, Bułkę przez Bibułkę and Pollypizza Neopolitan.

The diverse offer of SOHO HUB is already being well received by the market, as evidenced by the ongoing commercialisation process. Under a long-term lease agreement, we have already secured our first tenant, who will occupy more than 1,300 sqm in building J (Mińska 39). SOHO by Yareal, designed by the renowned architectural studio HRA Architekci in line with the 15-minute city concept, combines residential, recreational, dining, office and service functions. The project, awarded the BREEAM Communities certificate, integrates post-industrial buildings into contemporary architecture, creating an open, vibrant space that harmoniously complements the character of Prague district architecture. A linear park, atmospheric courtyards, sunlit terraces and recreational zones foster community interaction, while reduced car traffic further enhances the sustainable environment.
The completed residential part of the complex comprises a total of 10 multi-family buildings and 870 apartments. SOHO by Yareal also offers an extensive retail and service component. Numerous retail and dining units are located, among others, on the ground floors of residential buildings. In total, SOHO by Yareal will feature more than 11,300 sqm of retail and service space across several dozen units. Tenants already include, among others: Baken, Waszyngton x SOHO, CurryLab, Green Caffè Nero, Przystanek Piekarnia, Ramenownia, Carrefour, Hebe, Bawiarnia OHO, Słoneczna Kraina Kindergarten, OSSKA Design showroom, BABA Body & Social Club, Flower Bar florist, beauty outlets, AurelVia Psychological and Pedagogical Clinic, and EYEmova ophthalmology clinic.
As part of works scheduled for 2026–2028, the SOHO by Yareal project will ultimately be expanded by more than 9,000 sqm of modern commercial space (building J – Mińska 39 and the historic B.55 – Mińska 39B), as well as nearly 2,500 sqm of functional retail and service space.
