Yareal: Growing Demand for Apartments Near Chrzanów Metro Station
Yareal has sold all apartments from the first phase of its NEOWO development, located just 200 meters from the upcoming Chrzanów metro station in Warsaw’s Bemowo district. Nearly half of the homes in the second phase have also already been purchased. More than 160 families are now moving into the first NEOWO building on Brzeżek Street, while another 270 residents are set to receive their keys in the fall of next year.
The second phase of NEOWO, comprising three residential buildings, is being developed around a publicly accessible green courtyard and garden. This recreational space, with shared areas and a playground, will be separated from the surrounding new roads—including an extended two-lane section of Człuchowska Street, co-financed by Yareal and now nearing completion. A linear park runs between the two phases of the estate, leading directly to the future Chrzanów metro station located just 200 meters away. This publicly accessible area has been carefully landscaped and features urban furniture made from upcycled wind turbine blades. Visitors touring the NEOWO show apartment can not only explore the completed green areas from the first phase but also observe the fast progress on the construction of three new buildings—designed to break away from the rows of small-scale residential developments that have long defined the area.
“The metro’s proximity and convenient transport links to the rest of the city were key factors in NEOWO earning a high score in the BREEAM green building certification process. Chrzanów is one of those rare places where an entirely new residential district is emerging almost from the ground up—with sustainable transport options to the city centre and a growing network of community services. Schools, restaurants, and shopping centres are all within walking distance—just like the new metro station. For many visitors exploring NEOWO, these are decisive factors when choosing where to live. Strong interest in the project shows that the lush summer greenery in the common areas and the appealing arrangement of the show apartment are helping people discover the charm of this new neighbourhood,” – says Jacek Zengteler, President of Yareal.
The area around NEOWO has undergone a dramatic transformation in recent years, thanks to new infrastructure, residential developments, and the underground metro extension. Just a few weeks ago, tunnelling works were completed for the extension of the second metro line, which—according to the city’s plans—is scheduled to open next year. This means that residents receiving their keys in NEOWO’s second phase in fall 2026 will be able to use the metro almost immediately.
The second phase includes three buildings ranging from six to seven stories, offering a diverse selection of apartments—from functional studios of just over 30 sq. m to spacious four-room homes measuring up to 107 sq. m. The majority of available units are the most popular mid-sized two- and three-bedroom layouts. A landscaped courtyard surrounding the playground will include picnic tables shaded by sun sails and a shared community garden, where residents will be able to grow their own vegetables, herbs, and flowers—encouraging interaction and building neighbourly relations. Residents will also have access to a private fitness room. The NEOWO community will be powered in part by clean, renewable electricity produced by photovoltaic panels. These sustainability features, along with the use of eco-friendly solutions such as upcycled wind turbine blade components, helped the development earn BREEAM green building certification.
