Yareal Delivers 88 New Apartments in Miasteczko Wilanów
Yareal has completed construction of the first phase of ENSO Wilanów, a residential development located near the intersection of Branickiego and Sarmacka streets. Just a short walk from the new tram line connecting Miasteczko Wilanów with the city centre, the estate will ultimately become home to 244 families. This is Yareal’s second project in Wilanów to earn BREEAM green building certification.
The first 88 apartments at ENSO Wilanów—now ready for occupancy—are being handed over to new residents. A limited number of finished two- and four-room apartments ranging from 45 to 90 sq. m. remain available. The L-shaped building with its landscaped courtyard was constructed on Branickiego Street in a well-connected area just steps from a bus stop, the new tram line, and with convenient access to Warsaw’s Southern Ring Road. The estate’s first residents will enjoy a publicly accessible green courtyard designed to foster neighbourly interaction and outdoor living.
„Our latest project in Wilanów combines elegant, detail-driven urban architecture—highlighted by its three-dimensional façade—with an intimate residential atmosphere, expressed not only in the scale of the buildings but also in the closeness of the carefully landscaped shared garden. A further strength of ENSO is the surrounding greenery and recreational zones, including a rain garden, envisioned in the local zoning plan and gradually delivered across project phases. These homes were designed for residents who know what they’re looking for—those who will appreciate large windows, above-standard ceiling heights, and spacious balconies or loggias. The overall experience is complemented by generous entrance halls, stairwells, and a striking lobby with a fully equipped, tastefully designed fitness room,” – said Jacek Zengteler, President of Yareal.
ENSO is Yareal’s second residential development in the district, following Strefa Wilanów, to undergo rigorous environmental certification under the international BREEAM system. The Branickiego Street development is being delivered to an even higher standard—with a “Very Good” rating confirming the use of sustainable solutions, including renewable energy systems, electricity recovery, rainwater retention, and underground garage spaces pre-fitted for EV charging. ENSO will also offer residents two on-site bike storage rooms and two bicycle repair stations in the underground garage.
The current construction phase will add nearly 150 more apartments. Most will be in high-demand two- and four-room layouts, featuring 2.8-metre ceiling heights and well-planned divisions between day and night zones. Ground-floor units will offer private gardens, while upper-floor apartments will feature terraces, wide balconies or loggias finished with wood-effect cladding. All apartments will have oversized balcony windows with sliding doors, and living areas will feature discreet trench heaters concealed in the flooring. Apartments in phases B and C—currently under construction—are scheduled for handover in Q1 2027.
Wilanów remains one of Warsaw’s most desirable residential districts, known for its carefully planned development, harmonious street layout, and abundant green spaces. The area offers numerous playgrounds, a wide range of services and dining options, and an extensive network of bike paths connecting to suburban recreational areas.
