Yareal Creates a Public Green Haven for Służewiec Residents
The landscaping around MOKOPOLIS, the residential project now being handed over on Postępu Street in Warsaw’s Służewiec district, includes nearly 7,000 newly planted trees, shrubs, perennials and grasses. Most of this new greenery forms a public green retreat next to Yareal’s development: a large, landscaped square at the heart of a quiet, 400-metre linear park. As the fully arranged and equipped square opens to the public, Yareal has also begun handing over more than 200 apartments to new owners in a building overlooking the park.
The new park, which includes more than 2,000 sq. m. of lawns, and the modernisation of the primary school branch on Gruszczyńskiego Street were delivered alongside the recently completed MOKOPOLIS project. It is the first project in Yareal’s history to be carried out under the so-called Special Housing Act, which required detailed coordination with district and city authorities and was preceded by consultations with the local community, allowing neighbours to influence the final shape of the project.
„As part of the project, MOKOPOLIS residents have gained a much-needed green space, with more than 70 trees and planting beds filled with thousands of shrubs, as well as nearly 20 publicly accessible parking spaces in the underground garage and an elegant, stepped building form that responds to its surroundings. We have also invested PLN 5 million in modernising the nearby primary school and preparing it for future expansion. The social changes taking place in Służewiec, once an industrial area, later an office district and now increasingly a residential neighbourhood, call for smart urban and functional solutions. That is why, working together with neighbours and city officials, we focused both on creating attractive surroundings that meet residents’ expectations and on distinctive architecture that brings a new quality to a district undergoing another transformation,”” – explains Jacek Zengteler, President of Yareal. .
The distinctive MOKOPOLIS building has been carefully integrated into its surroundings, including through references to the characteristic architecture of the neighbouring hotel. Its façade is made up of more than 1,100 prefabricated elements of sandblasted concrete with stone aggregate, creating a marble terrazzo-like effect. Combined with slanted recesses between the loggias and openwork railings, the building’s form gains a sense of lightness while clearly referencing the district’s industrial past. The internal courtyard, in turn, offers a quiet space with a recreational area and benches set among large trees. Unusually, the trees were planted not above the garage slab, but directly in the ground, giving them room to grow freely in the years ahead.
MOKOPOLIS was designed by WWAA and built by FineTech Construction in line with the requirements of the rigorous BREEAM green building system. The building structure was made using low-emission concrete, and the entire construction process was powered by energy from renewable sources. MOKOPOLIS residents will also benefit from green energy generated by the estate’s on-site solar installation, which will supply the common areas, including lighting in the underground garage.
A limited number of ready-to-move-in apartments remain available at MOKOPOLIS, mostly two-room units, as well as larger homes, including comfortable apartments of around 100 sq. m. Owners will have access to a wide range of amenities, including a fully equipped fitness room with a massage room, bathroom and changing room, a facial recognition system providing convenient access to stairwells, and 24-hour security. The building includes comfortable bicycle rooms fitted with two-tier racks that make efficient use of space, complemented by several covered outdoor bicycle shelters. Entry to the garage will not require a remote control, as the gate will open automatically through licence plate recognition. A designated section of the underground car park with 18 spaces will remain publicly accessible to other users, including couriers, customers of service units and guests visiting MOKOPOLIS residents.
