Przedsiębiorstwo Budowlane UNIMAX will develop Eden Włodarzewska residential estate located in Warsaw’s Szczęśliwice district.

The general constructor took control over the construction site. Eden Włodarzewska is to offer six unique residential houses in a terraced house and over 90 spacious flats. The investment will receive BREEAM sustainable development certificate, and each flat will be equipped by default with intelligent home management system - smart home.

Eden Włodarzewska residential estate is a subsequent Yareal’s investment to be undertaken by UNIMAX. The general constructor already erected for the developer a multi-family building at 2 Brylowska Street in Wola and both stages of Kolorowy Gocław.

The development of residential estate comprising single-family houses and flats will commence right next to 30-hectare Szczęśliwicki Park, one of Warsaw’s biggest parks with all-year ski slope. Six comfortable houses, ranging from 177 to 190 sqm, with three floors of residential space will be built from Włodarzewska Street. Tenants of each house will have a private garage and two terraces at their disposal.

There will be 91 apartments in the three-storey multi-family building adjacent to Zadumana Street.It will provide small premises of 30 sqm, average-size flats, as well as big apartments covering even 130 sqm. Four- and five-room apartments constitute even one-third of all flats. Owing to oriel windows in selected apartments, there will be original space with additional sunlight, allowing for convenient space arrangements. Tenants of highest storeys can count on spacious balconies and terraces with pergola covering up to 60 sqm.

“Yareal specializes in the development of upper-standard apartments, and therefore we are cooperating solely with proven partners. Eden Włodarzewska will be the first residential estate in Ochota district with green BREEAM certificate. Hence, we have been caring for tiniest details, having in mind greenery and comfort of our clients. Already at the project stage, a professional ecologist helped us in designing the investment, making sure it would meet strict BREEAM requirements. We are envisaging that first tenants will move into these unique apartments and houses in the middle of 2019”, says Jacek Zengteler, Yareal Poland board member, Head of Residential division.

The developer has prepared a number of amenities for tenants. The area of Eden Włodarzewska investment will be traffic-free zone, thanks to diverting car traffic directly to an underground garage. Surfaces made of bright, light-rebounding materials and optimal location of buildings with sun and shadow zones will prevent the emergence of urban heat island.

Each apartment - both houses and flats - will be equipped by default with a package of intelligent house management system by Fibaro. Smart home features will enable tenants to enjoy a number of solutions, allowing to supervise home appliances operations, thereby reducing the use of energy and maintenance costs.
