The five low-rise residential buildings delivered as part of the ODEA Park development in Gdańsk have received Poland’s first ZIELONY DOM sustainable building certification at Level 1 for a multi-family residential project. The ZIELONY DOM certification - awarded by the Polish Green Building Council (PLGBC) - is Poland’s first multi-criteria system for assessing residential developments in terms of sustainable construction. Achieving this certification confirms the successful completion of an in-depth verification process that covered not only the architectural and technical solutions applied in ODEA Park buildings, but also site development and the entire project delivery process.

ODEA Park scored highest in three certification categories: Location and Site, Investment Management, and Energy Use Optimisation. For apartment owners, this provides reassurance that their homes were developed in line with current multi-family housing standards, with particular emphasis on energy efficiency, environmental responsibility, residential comfort and long-term operating costs.

Construction of ODEA Park involved the use of materials with so-called “environmental passports,” meaning Environmental Product Declarations (EPDs) that describe their environmental impact and full life-cycle performance—from raw material extraction through to end-of-life disposal. As part of the ZIELONY DOM certification process, the carbon footprint of the buildings across their entire life cycle was also assessed. This included analyses of potential overheating risks and access to daylight, enabling further optimisation of energy use. The certified Yareal development will now be subject to seasonal monitoring and annual inspections, covering aspects such as thermal comfort, indoor air quality, noise levels and the performance of amenities available to residents.

ODEA Park is an intimate apartment development located approximately 1.5 km from Gdańsk’s Old Town, yet set apart from the city’s bustle—perched atop a green hill with panoramic views of the skyline. Particular care was taken to preserve as much of the site’s existing greenery as possible. The landscape was further enriched with native plant species that require minimal irrigation and support local wildlife. The landscaped areas feature bird drinking stations, nesting boxes and butterfly houses, while rain gardens have been introduced in several locations. The ODEA Park buildings are equipped with vegetated green roofs that help mitigate the urban heat island effect and—like the rain gardens—also serve a rainwater retention function. In addition, rooftop photovoltaic installations generate part of the electricity on site, supporting the energy needs of common areas, reducing reliance on grid power and helping to lower operating costs. Air quality across the development is continuously monitored using a local weather station installed at its centre.

The ZIELONY DOM distinction awarded to Yareal’s Gdańsk project marks the second sustainable building certification obtained by this development. Several weeks earlier, ODEA Park received its final BREEAM certification with a Very Good rating.
