Construction of the first building in the NEOPARK complex located in the southern part of Służewiec is about to end. Blueprint of the complex was created by renowned studio JEMS, whose architects used corner exposure of the investment and fitted NEOPARK’s modern body into the residential and office character of the neighbourhood. The investment was driven by the idea to meet the needs of the so-called Generation Y – Millennials, who are even more demanding office space users.
NEOPARK’s location is not accidental – two 5-storey buildings form a real office campus in the metropolitan surroundings at the junction of Cybernetyki Street and quiet Wynalazek Street. In contrast to the purely office, northern part of Służewiec, south of Marynarska Street is dominated by attractive (vibrant 24/7) multifunctional city of full value. In this part of the quarter, residential estates intertwine with office buildings, schools and hotels, while the lives of local residents and employees of the offices are enriched by numerous restaurants, facilities, shops and bike paths. Though such space is friendly towards all the users, Millennials are the ones expecting such conditions to be a standard suiting their lifestyle.
“Employees of companies located in NEOPARK will receive solutions one can only dream of in e.g. Domaniewska Street, where life dies out already around 5 p.m., when people hurry home. Meanwhile, both NEOPARK building itself as well as its surroundings provide everything the office employees, and particularly Millennials – generation which has already started dominating the labour market – need. Southern Służewiec is a highly-regarded business and residential quarter, which has been constantly growing and developing to the benefit of both residents and tenants of the office buildings. Well-known, big companies are moving to Służewiec and the number of firms choosing this region due to the perfect quality of office space, attractive rents and proximity to business partners, is also increasing” says Eric Dapoigny, President of Yareal Polska.
“Offices and flats are alternating in the nearest proximity and a hotel is being built. Such a diversity is good for the development of proper urban fabric. Quiet NEOPARK buildings are considerably different from the traditional office character that has dominated Służewiec. We have designed fully-glazed façade and large, sun-lit terraces cascading towards spacious, green open-access courtyard. We wanted to fit NEOPARK to the greatest extent possible into the diversified functions of the building’s direct surroundings in order to complement the advantages of the neighbourhood. Ground floors of Cybernetyki Street and its cross streets provide whole range of restaurants, services and shops accounting for metropolitan climate,” says NEOPARK’s co‑creator, Marcin Sadowski from JEMS Architekci studio.
12 public transport lines, available from several nearby stops will ensure NEOPARK transport connections in almost all directions. Additionally, bus No. 317 stops at a roofed stop right in front of the entrance to the office building. Urban rail station “PKP Służewiec” is also located nearby, ensuring transport by modern trains to Śródmieście and Centrum, taking only several minutes. According to plans, NEOPARK will ensure some 140 roofed parking spaces for bikes. Comfortable bike path runs along the building and Veturilo city bikes rental spot is located 200 m further. Buses, trams, bikes and trains – these are the public transport forms preferred by Generation Y. Employees and guests of the companies, which will decide to move their offices to building A, will have 271 underground and 25 overground parking spots for cars at their disposal.
NEOPARK is being erected according to the rules of sustainable construction and (thanks to saturation with environmentally friendly solutions) it has received “Excellent” BREEAM certificate for so-called green buildings. Adopted solutions will influence lower maintenance costs of NEOPARK compared to conventional buildings, i.e. those that had not been designed and built according to high environmental standards. Private complex of small buildings will be powered entirely with energy from renewable sources. Green character of this Yareal’s investment is additionally reinforced by utilization and minimal water consumption facilities, energy-efficient lifts and lights as well as charging stations for electric vehicles. Tilt windows enabling natural ventilation of the office space is an unquestionable advantage. These are exactly the nature-friendly, sustainable solutions that the generation of youngest adults expects in their surroundings.
First building in the NEOPARK complex – covering nearly 12,000 sq m – will be commissioned this spring. Second building, along with 322 parking spots for cars, should be ready in Q3 2018. After Yareal Polska has finished whole investment, NEOPARK will provide in total ca. 24,000 sq m of office, service and commercial space with beautiful green area between the buildings.
