Yareal has finished constructing an office building in the LIXA complex and it is ready to welcome its first and single largest tenant – BNP Paribas Bank – this November.

The lease agreement for the bank’s headquarters, which will occupy 22,000 sq. m., was one of the largest transactions to ever take place on the Polish market. At present, the complex offers a total of 28,000 sq. m. of class A office space. It will ultimately provide 75,000 sq. m of office and retail space, as well as 5,500 sq. m. of green areas, including terraces and open garden courtyards.

The first building to be completed in the LIXA complex, which is located at the corner of Kasprzaka and Karolkowa Streets, has been handed over to BNP Paribas Bank. The investment’s second building, over 70 percent of which has already been leased, will soon welcome its new tenants which include the Solenis company as well as the Yareal itself, as the real estate developer will be moving its headquarters to the complex next year. Meanwhile, construction of yet another 20,000 sq. m. of office space continues so that it may be ready for lease in 2022.

A large green courtyard will fill the area between the buildings situated behind BNP Paribas’ new headquarters. Together with the complex’s terraces, it will provide tenants with a total of 3,200 sq. m. of green areas. The courtyard already features a fountain equipped with a system of nozzles that will emit a cooling mist during the warmer summer months. Soon a number of trees will also be planted on a strip of original land left between these buildings for this very purpose.

The green courtyard will resemble a university campus filled with restaurants, cafes and green areas for rest and relaxation. A multipurpose, part-lobby, part-conference hall, part-cafeteria glass pavilion has been erected in the heart of the garden. We have made every effort to tailor both the design and the layout of the complex to the needs of its large tenants, who mostly employ young adults. We wanted the LIXA complex – with its ample greenery and low-rise buildings – to stand out from the neighboring high-rises around Daszyńskiego Roundabout, providing tenants with access to attractive, large leisure areas; an amenity that has become even more important in light of to the ongoing pandemic” – explains Eric Dapoigny, President of Yareal Polska.

Having created an entire city block from the ground up, this investment will be bisected by a 150-meter-long passageway filled with shops, cafes, restaurants, and street furniture. The other side of the walkway, which will not only constitute a vibrant, green axis through the complex but will also create a new link between Kasprzaka and Giełdowa Streets, will include two office buildings with green terraces and another open garden, providing over 2,300 sq. m. of open green areas. All open gardens, together with the complex’s terraces, will ultimately cover over 5,500 sq. m.  The urban walkway cutting through the LIXA complex will be similar to another open public space created by Yareal outside of a different office building – Nowogrodzka Square – which was recently named Best Commercial Building, and which also won the Grand Prix in the 2019 Architectural Prize of the Mayor of Warsaw competition.

The investment’s final office buildings are currently under design. The investment is to be completed in 2024. Ultimately, the LIXA complex will consist of five buildings, most of which will be 4-6-storeys high. It will offer 75,000 sq. m. of office and commercial space that will house shops, restaurants, and service points accessible also to non-residents. LIXA complex tenants will be able to fully adapt their office space to their business activities and modern work models, which tend to change especially under the influence of the ongoing global pandemic.

The investment’s architectural plan, which was drafted by the prestigious HRA architectural studio, features numerous eco-friendly solutions to ensure an “Excellent” BREEAM rating. The aluminum and glass façades have been constructed in such a manner as to create a natural ventilation system throughout the complex. Moreover, new bicycle paths will be built to offer cyclists easier access to the complex – where they will have at their disposal changing rooms, showers and dedicated bicycle parking spaces. Also, an underground garage will be equipped with numerous electric vehicle charging stations.
