It is the only residential estate in Warsaw’s district of Wilanów and one of the very first in Poland certified with BREEAM system. Within the international BREEAM certification system, existing and designed real estate is evaluated through the prism of building management, environmental protection, safety, energy efficiency as well as use of space and waste management.

Strefa Wilanów is being constructed on the very last undeveloped plot in this area, located in the triangle demarcated by Klimczaka, Kieślowskiego and Oś Królewska Streets. Ultimately, it will comprise 281 apartments and 450 underground parking places.

“BREEAM certification confirms the fact that Strefa Wilanów has been designed according to best standards of sustainable construction. It has been valued highly in all categories,” says Ewa Kowalska-Ocneanu, Head of Sustainable Development Department, WSP Polska. “Technical solutions used in the building, backed up by advanced computer analysis at the designing stage, allow for its efficient functioning and everyday exploitation, while the whole construction process will be carried out with environmental protection in mind and with as small impact on local community as possible. In the BREEAM certification process, we’re assessing sustainable approach to the building exploitation, which wouldn’t be possible without pro-ecological and energy-saving solutions implemented already at the designing stage. Thanks to the investor and designing team’s engagement in the certification process, it became feasible to adapt to demanding standards of sustainable construction, while green solutions will favour not only inhabitants of the certified buildings, but also neighbours and visitors coming to this part of Warsaw.”

Green zone

Design prepared by architects from Kuryłowicz & Associates studio for Yareal assumes Strefa Wilanów’s perfect integration into existing surroundings, ensuring harmonious conditions for people and natural environment. The developer took care of biodiversity augmentation on the premises of the estate, which has been possible due to loose development with urban villas, which perfectly fits local environmental protection strategy. Strefa Wilanów will provide greenery arrangement in a particularly valuable form, favouring local fauna. The design, which has just received BREEAM certificate, envisages also space for relax amongst bushes and grass, with benches (including a bench with solar battery used to charge mobile devices). This is a unique solution even for innovative and pro‑ecological residential investments.

Bearing in mind efficient waste recycling, the developer designed selective waste collection baskets in the underground parking. This solution shall enable convenient and effective disposal of already sorted waste.

As part of investing in the closest surroundings of the estate, Yareal developed hitherto chaotic common grounds. Construction of a pavement and parking lots along Kieślowskiego Street, connecting Aleja Wilanowska and Klimczaka Street, has already ended. Soon, bicycle path running parallel to the estate will be finished. Thus, Yareal will contribute to creating direct connection with a bicycle route between Miasteczko Wilanów and, inter alia, Powsin, Las Kabacki, as well as the centre of Warsaw. The residential estate will provide bicycle racks for both inhabitants and guests.

Energy savings

The buildings will be heated with pro-ecological urban heating, which is amongst the solutions emitting least carbon thanks to cogeneration, i.e. system used in Warsaw’s heat and power plants, where heat generated during the production of electricity is used to heat flats.

All apartments have been designed in a way ensuring optimum lighting with daylight. The estate will be illuminated with energy-saving lamps and system regulating light intensity, supported with twilight and motion sensors. As a result, Strefa Wilanów will be illuminated in an attractive and energy-saving way, with simultaneous reduction of energy costs.

What’s more, all flats will be equipped with smart home management systems by Fibaro. They will allow the estate’s inhabitants to use numerous solutions enabling control over the equipment and work of home appliances, and thus reduction of energy consumption and exploitation costs.

No barriers

While designing Strefa Wilanów, Yareal kept in mind the needs of people with disabilities, the elderly and people taking care of children. Movement across common grounds of the estate will be facilitated thanks to labels in Braille alphabet and special colouring of the surface. Proper kerbs have also been planned, as well as pedestrian crossings and parking places for disabled. Moreover, residents will have state-of-the-art lifts equipped with acoustic system facilitating movement between floors at their disposal.
