SOHO by Yareal welcomes its first office tenant
HOERBIGER, a global leader in solutions for process compressors, gas flow control, rotary union technologies, explosion protection systems, and precision positioning technologies, has selected SOHO by Yareal as the location for its new office. The Polish subsidiary has leased nearly 200 m2 of functional office space on the ground floor of the RUBIN building, overlooking the linear park that forms the green axis of the complex in Warsaw’s Kamionek district. HOERBIGER Polska will officially commence operations at SOHO by Yareal in May this year.
HOERBIGER is an international group specializing in solutions for the energy, process, and automotive industries, as well as safety technologies, delivering key components and systems for process compressors, gas transmission, rotary union technologies, and explosion protection. The company is also advancing hydrogen-based fuel technologies and systems designed to reduce energy consumption and atmospheric emissions. HOERBIGER operates in 40 countries, employing nearly 8,400 people across 130 locations, including 30 production facilities. In Poland, the company has been present since 2004, with its previous office located in the Intraco tower building.
„By commencing our cooperation with Yareal, we appreciate the professional approach to the leasing process and the quality of the proposed design solutions. The office design, developed with functionality and operational efficiency in mind, meets our expectations and simply appeals to us. An important complement is the green and aesthetically pleasing surroundings of the complex, where all essential services, dining options, and recreational areas are within immediate proximity. We are confident that the location at SOHO by Yareal and the high standard of the space will support our operations in the years to come” – said Robert Legutko, President of the Management Board of HOERBIGER Polska.
HOERBIGER Polska’s office will be arranged within nearly 200 m2 of space located on the ground floor of the RUBIN building. The fit-out and all interior works will be carried out by the architectural studio Deer Design, with completion scheduled for May this year. HOERBIGER Polska has signed a 10-year lease agreement at SOHO by Yareal.
„We are delighted to have concluded the first office lease agreement at SOHO by Yareal. The addition of such a renowned global company as HOERBIGER to our tenant mix demonstrates that SOHO is not only an excellent place to live, enjoy culinary experiences, and access a wide range of services, but also a strong location for business development and office operations. The relocation of this tenant from Warsaw’s city centre confirms that Praga-Południe can successfully compete with the capital’s central districts as an attractive office location. We would like to thank HOERBIGER Polska for their trust and for recognizing the business potential of SOHO by Yareal” – commented Paulina Petynka, Leasing Director at Yareal Polska.
Designed by the renowned architectural studio HRA Architekci, SOHO by Yareal combines residential, recreational, dining, office, and service functions. Awarded the BREEAM Communities certificate, the project integrates post-industrial buildings with contemporary architecture, creating an open and vibrant space that harmoniously complements the character of Prague’s urban fabric. The linear park, intimate courtyards, sunny terraces, and recreational zones foster community integration, while limited vehicular traffic enhances the sustainable character of the development.
At the end of last year, construction of the final residential phase at SOHO by Yareal was completed, comprising two premium-standard residential buildings (SOHO 10 and SOHO 12) and the NEFRYT apartment building. As a result, the residential component of the complex, consisting of a total of 10 multi-family buildings and 870 apartments, has reached its final form.
Yareal Polska is currently focusing on the delivery of SOHO HUB, the final phase of this mixed-use project in Warsaw’s Kamionek district. This phase includes the development of new buildings, the renovation of existing historical structures, and the comprehensive revitalization of the site’s sole listed historic building. As a result of works planned for 2026–2028, the SOHO by Yareal project will be expanded to include more than 5,000 m2 of modern office space (Mińska 39 and the historic building B.55), nearly 2,500 m2 of functional retail and service space, as well as a PRS component.
