Construction is in progress for a 300-meter linear park in Warsaw's Kamionek district.

This expansive public park will become the vibrant centerpiece of the multifunctional SOHO by Yareal complex, carefully designed in accordance with the principles of the 15-Minute City urban planning concept. Nestled on Mińska Street, the park will boast a playground, recreational zones, and a myriad of flourishing plant life. Anticipated to be finalized by autumn, the park will offer a delightful retreat for residents of SOHO, as well as their guests and visitors.

Transforming the area into a park and undertaking extensive landscaping presented Yareal with significant challenges, owing to the rich industrial legacy that spans over a century. The site's history encompasses a diverse range of enterprises and factories, including those involved in the production of jute, flax, ammunition, SHL motorcycles, Osa scooters, and more recently, microscopes and binoculars. The industrial heritage is palpable in the Kamionek quarter's historic buildings, which are slated for renovation and repurposing. However, the industrial past introduces unique complexities due to the presence of dormant underground infrastructure and installations. It is amidst this subterranean network that majestic mature trees have thrived. Yet, Yareal's vision extends further, as the developer has planted new trees and vegetation to fashion the remarkable 300-meter linear park at the heart of the development.

The SOHO by Yareal development, in conjunction with the newly established park, will feature an impressive array of over a hundred trees and 17,000 plants. Within the park, squares, pathways, gentle slopes, recreational spaces, and a playground are currently under construction. Yareal has also taken care to plan the relocation of mature trees that have flourished in the post-industrial landscape, preserving their beauty and significance within the new environment.

This particular undertaking presented us with our most formidable challenge, as some of these trees, especially the larger ones, were originally planted amidst long-forgotten, inactive underground infrastructure and debris, resulting in deformities in their root structure. Establishing a park on an empty expanse of land is considerably simpler than adapting a post-industrial area. We anticipated these complexities from the outset and are now diligently assessing the obstacles associated with relocating specific trees, prioritizing the safety of the public park above all else. Consequently, we are conducting comprehensive additional assessments for all trees earmarked for relocation, tailoring our methods to suit their individual conditions and root masses. Regrettably, not all trees designated for the park are robust, healthy specimens with well-formed root systems. Some have incurred significant damage over the years due to the unique soil composition in which they have thrived. We approach this project with meticulous attention to detail, extending this principle to the park itself. We are fully committed to employing every available resource to safeguard and preserve each tree within its designated area” – explains Jacek Zengteler, CEO of Yareal.

To ensure the continued vitality of the trees in the area, Yareal has undertaken additional studies employing advanced techniques such as seismic tomography and resistography. Furthermore, in response to an unforeseen incident involving a tree with decaying roots collapsing, load tests are being carried out on numerous old trees. Encouragingly, ongoing tests indicate that the majority of relocated trees are expected to thrive in their new locations within the park. In addition to these efforts, Yareal has meticulously planned new plantings to enhance the existing tree population. These additions will include approximately 40 maple, hornbeam, apple, and birch trees, reaching heights of up to 5 meters. The park will also showcase over a thousand hydrangeas of various varieties and an impressive array of 6,000 shrubs encompassing diverse species. In line with their commitment to sustainability, SOHO by Yareal will implement an automated irrigation system for the park and other green areas. This system will utilize rainwater collected in special reservoirs, with moisture levels in the soil monitored by sensors to determine precise irrigation needs. Additionally, at the western end of the park, a unique "social garden" zone is being developed. Equipped with nursery containers crafted from recycled clothing, this space will provide an opportunity for residents of the complex to cultivate their own vegetables, herbs, and flowers.

The linear park will serve as the vibrant heart of daily life and outdoor activities for both residents and visitors of SOHO. Upon its completion this autumn, additional residential and service buildings in the multifunctional complex on Mińska Street will be unveiled, offering a complete living experience. Approximately 300 families are anticipated to settle into the new apartments and residences this year, allowing them to fully embrace the park alongside the existing SOHO community right from the start. A spacious playground, equipped with new toys and amenities to enhance children's enjoyment, will also be ready to welcome families.

SOHO by Yareal will encompass a collection of buildings, with select structures designated for commercial, service, and gastronomic establishments available for lease, thereby transforming the complex into a vibrant local hub. The project's urban design concept and environmentally conscious solutions have garnered the esteemed BREEAM Communities certificate. This prestigious certification attests to the project's adherence to the highest quality standards, reflecting meticulous planning in collaboration with local authorities and heritage conservation experts.
