New Work Offices, a company that provides serviced office solutions, will lease nearly 2,500 sq. m. of office space at the NEOPARK office building.
The new tenant will move into the office complex built by Yareal at the intersection of Cybernetyki and Wynalazek Streets in the first quarter of 2019. New Work Offices, which began operating in Poland in 2017, has signed a lease contract with NEOPARK for a duration of 13 years.
New Work will offer flexible office solutions on the office building’s fourth floor as well as operate a meeting and conference center on the ground floor. NEOPARK’s new tenant will occupy the complex’s entire top floor and part of building A’s ground floor. Yareal was advised by JLL during the lease term negotiation process, whereas New Work was represented by Savills.
“We chose NEOPARK for such a long, 13-year lease due to its prime location in the attractive southern part of the Służewiec district. NEOPARK is the fourth Warsaw location for New Work. With this lease we expand our work space to approx. 10,500 sq m in Warsaw. We aim to further increase it to at least 12,000 sq m by the end of the year. This will soon give our clients the opportunity to participate in our extended service network provided in over 5 locations in Warsaw” - said New Work’s CEO Hubert Abt.
Construction of the NEOPARK complex, which will consist of two office buildings with a total area of 24,000 sq. m., is nearing completion. The 12,000 sq. m. Building A was already made available to tenants in the summer of last year, and the identical building B is to be completed later this year.

This feature will certainly make functioning easier for the offices of all companies that will be located in our complex. Our design and project were adapted to meet the expectations of our youngest generation of leasers, i.e. Millennials, who are fast becoming a dominant group on the labor market” – said Eric Dapoigny, President of Yareal Polska.
Employees which will be working at NEOPARK will have access to numerous means of public transport – the office complex is located just a few minutes’ walk from several public transport lines and stops, with one of them being located directly in front of the main entrance to the NEOPARK complex. This office complex, built by Yareal, is located in the vicinity of the PKP Służewiec railway station, and is also freely accessible by bicycle thanks to a well-developed network of bicycle paths which were laid down by Yareal. Once construction is finalized, the NEOPARK complex will offer a total of 140 covered parking spaces for bicycles and an underground parking with a capacity for 271 cars, as well as 25 parking spaces which will be available at the street level.
