“Sustainable construction certificates confirming environmentally-friendly character of the building have already become a standard for newly-erected office investments. Strefa Wilanów will be one of the very first Polish multifamily residential investments to pass the green certification process thanks to state-of-the-art solutions. We also plan to thus confirm top quality of further residential estates we intend to build,” says Eric Dapoigny, President of Yareal Polska.

What is BREEAM certificate?

In order to obtain the certificate for sustainable green construction, the development must meet a range of rigorous criteria regarding environmentally-friendly installations, easy access to public transport and social infrastructure (such as recreational green areas, shops and schools) and even solutions suitable for the development of bicycle transport. High BREEAM standards determine detailed environmental criteria including energy and water efficiency as well as waste and sewage management. To receive BREEAM certificate, one must take such solutions into account already at the investment’s planning stage, so that later on (during the construction works) independent experts were able to verify on regular basis that the development is compliant with the BREEAM system. Certification process imposes also detailed rules of proceedings during the construction works in a way ensuring care for natural environment, direct surroundings as well quality requirements for construction companies.

Energy efficiency

Regardless of the requirements which are necessary to receive green construction certificate, all apartments in Strefa Wilanów will be by default equipped with smart home system created by Fibaro. As a result, the residents will be able to use numerous solutions allowing to control the functioning of equipment and operations of home appliances, and thereby to reduce energy consumption. Miniature Fibaro modules located under the plaster enable, inter alia, constant lighting monitoring and regulating its intensity via computer or mobile phone. Thanks to the solutions used in the apartments, the system will autonomously check if e.g. all the windows are closed and will send a message if it detects open window or door informing users who are out about the possible threat.

Better control over appliances

“If any abnormalities are detected, the system will inform the owner about the unusual situation, e.g. by switching off the iron and other appliances which should be off when the residents are out. Flood sensor will allow to avoid damages e.g. in case of a washing machine or dish washer breakdown. Meanwhile, built-in energy management function will let you monitor on ongoing basis current energy consumption, browse through the history of energy use as well as assess which appliance is most energy-intensive. Extended statistical data are presented in a form of clear graphs which will help the residents create comparisons and forecast future bills,” explains Jacek Zengteler, Head of Residential at Yareal.

Safety and comfort

Not only will the smart home technology improve the energy-efficiency of apartments in Strefa Wilanów, but it will also enable monitoring the security. Thanks to the integration of home appliances with mobile devices, the residents will have full control over their flat wherever they are. The system can arm itself and will then immediately inform the owner about this fact by sending a message to their phone. Smartphone’s connection with the smart home modules will also enable to manage WiFi at home, change TV channels or adjust the volume in the audio system.

Yareal’s investment in Miasteczko Wilanów has been designed by architects from the renowned studio Kuryłowicz&Associates. Strefa Wilanów is being constructed in the neighbourhood of Wilanów’s town hall, on the very last undeveloped plot of land located in the triangle delimited by Klimczaka, Kieślowskiego and Oś Królewska streets. Strefa Wilanów will provide 281 apartments and 450 parking spaces in the underground garage. Flats offered by Yareal in Miasteczko Wilanów enjoy huge popularity particularly amongst current residents of the quarter – as much as 70% of the apartments have already been bought, The first green investment in Miasteczko Wilanów should be commissioned in H2 2019.
